The Building Senior Commissioning Project Manager is responsible for leading commissioning projects from pre-construction through close-out in partnership with the Impact Cx Team, project stakeholders, contractors, vendors, and clients. This role serves as the primary point of contact for assigned projects and is accountable for scope, schedule, budget, quality, documentation, communication, and successful delivery. This is a remote position based in the United States and requires approximately 30%–40% travel to commissioning sites locally and nationally. General Duties: Project Leadership and Client Coordination Serve as the primary point of contact for clients, the Impact Cx Team, contractors, subcontractors, vendors, owners, and other project stakeholders on assigned projects. Lead assigned commissioning projects from pre-construction through close-out, ensuring scope, schedule, budget, quality, and deliverables are managed effectively. Facilitate commissioning meetings, document key discussion points, track action items, and distribute meeting minutes to stakeholders. Communicate project scope, contract requirements, applicable regulations, safety expectations, and project updates clearly and professionally. Manage multiple projects simultaneously while maintaining strong client service, responsiveness, and follow-through. Proposal, Scope, and Financial Management Develop commissioning scope and fee assumptions for proposals in collaboration with internal stakeholders. Review and understand project plans, scopes of work, specifications, contract documents, and schedules. Partner with Project Coordinators to create, update, and maintain project plans for deliverables, schedules, and commissioning resources. Collaborate with Project Accountants to support monthly invoicing, accounts receivable, accounts payable, and project financial tracking. Read, interpret, and act on project financial information to support project performance and profitability. Technical Commissioning Execution Review owner’s project requirements, basis of design, plans, specifications, submittals, shop drawings, and other technical documentation. Facilitate owner’s project requirements workshops when required. Develop, maintain, and revise commissioning plans throughout the project lifecycle. Develop project-specific test scripts, including pre-functional checklists, functional performance tests, and integrated systems tests. Perform, coordinate, and witness onsite commissioning testing activities as required. Identify, document, track, and support resolution of commissioning issues with project teams. Site Observation, Reporting, and Close-Out Conduct periodic site observation visits during construction and prepare site observation reports. Develop commissioning reports, systems manuals, and related project documentation. Perform warranty walk-throughs, coordinate seasonal testing, and update commissioning reports and systems manuals as needed. Ensure project documentation is accurate, complete, timely, and aligned with client and contract requirements. Supervisory Responsibilities Primarily responsible for the day-to-day direction, coaching, and oversight of a small team supporting commissioning project execution. Focuses on execution of work, quality, productivity, and development of junior Team Members. Provides technical guidance, training, feedback, and support to help Team Members build commissioning knowledge, project delivery skills, and professional judgment. Monitors workload, assignments, priorities, and adherence to commissioning standards, project requirements, safety expectations, and internal processes. Safety, Compliance, and Professional Standards Follow applicable safety standards, site-specific requirements, and Salas O’Brien policies while working in office, remote, and site environments. Support compliance with project requirements, industry standards, local energy codes, and applicable commissioning-related requirements. Use inclusive, professional, and clear communication with clients, project stakeholders, and Team Members. Perform other related duties as assigned, consistent with the responsibilities and essential functions of the role. Qualifications and Skills: Bachelor’s degree in a related field, or 10+ years of equivalent MEP construction, commissioning, and project management experience. Project management experience is required; project management certification is preferred but not required. Professional Engineering license and/or building commissioning certification preferred but not required. Experience with CxAlloy or similar commissioning software preferred. Thorough knowledge of construction industry safety standards; OSHA 30-hour Construction Safety training preferred. Knowledge of building automation systems, local energy codes, and LEED commissioning requirements preferred. Field experience is required, including the ability to review construction drawings and advise others on technical requirements. Strong organizational, analytical, written communication, verbal communication, and client service skills. Demonstrated ability to lead project teams, manage multiple priorities, and respond effectively to sensitive or complex situations. Ability to work independently in a remote environment while maintaining strong collaboration with internal and external stakeholders. Ability to travel approximately 30%–40% locally and nationally to project sites. Physical Requirements and Work Environment: Primarily performs work in a remote office environment with periodic travel to active construction or commissioning sites. Must be able to communicate effectively, review project documentation, operate standard office equipment, and use required technology platforms. When visiting project sites, must be able to move through active construction environments, ascend and descend stairs or ladders as needed, and position self to observe equipment or systems. May occasionally lift or move materials or equipment up to 30 pounds, with or without reasonable accommodation. Must be able to perform the essential functions of the position, with or without reasonable accommodation. Location: United States, Remote Travel: 30-40% Compensation & Benefits: The expected base salary range for this role is $135,000–$180,000 USD per year. Actual compensation will be determined based on a number of factors including skills, experience, qualifications, and location.
