Director of Business Development – Due Diligence Services (Environmental + Building Sciences) Sales Territory: Midwest (Chicago, Minneapolis, Detroit, Indianapolis, St. Louis, Kansas City, Columbus, and surrounding markets) Job Summary: Bureau Veritas is seeking a Director of Business Development to drive regional growth across our full Due Diligence service platform throughout the Midwest. This role is focused on expanding new business tied to both environmental and property condition assessments that support commercial real estate transactions including acquisitions, refinancing, dispositions, development, and portfolio management across a relationship-driven and steadily active region. This position serves as the face of Bureau Veritas’ integrated due diligence offering , bringing together environmental, building sciences, and specialty consulting services. The Director will partner with lenders, private equity, owners, developers, brokers, and legal advisors to deliver clear, defensible insights that keep deals moving. Due Diligence at Bureau Veritas Bureau Veritas supports commercial real estate and infrastructure transactions by delivering comprehensive due diligence solutions that evaluate both environmental and physical asset risk. Our services inform underwriting, investment decisions, regulatory compliance, and long-term asset strategy for regional and national portfolios - supporting clients across office, industrial, multifamily, retail, healthcare, and specialty asset classes throughout the Midwest. You will be selling Bureau Veritas' full Due Diligence platform: Environmental Due Diligence: Phase I Environmental Site Assessments (ASTM / AAI-compliant) Phase II Environmental Investigations Transaction Screen Assessments (TSAs) Environmental Desktop Reviews Vapor Intrusion Assessments Radon Testing & Mitigation Lead-Based Paint & Asbestos Surveys Environmental Compliance Reviews Remediation & Risk Management Support Portfolio & Programmatic Environmental Due Diligence Building & Property Condition Services: Property Condition Assessments (PCAs) Facility Condition Assessments (FCAs) Capital Expenditure (CapEx) Forecasting Engineering & MEP System Evaluations Structural Assessments Roofing & Building Envelope Assessments ADA Compliance Reviews Seismic Risk Assessments Accessibility & Life Safety Evaluations Specialty & Integrated Services: Energy Audits & Sustainability Assessments ESG / Climate Risk & Resilience Consulting Construction Risk Management Project Monitoring & Draw Inspections Cost Segregation Support (in coordination with partners) Portfolio Advisory & Multi-Site Due Diligence Programs Essential Duties & Responsibilities: Leads sales strategy and execution for full-service due diligence offerings across the Midwest territory. Drives new business aligned to commercial real estate transactions , including acquisitions, refinancing, dispositions, and development projects. Builds and expands relationships with lenders, private equity firms, developers, owners, REITs, brokers, and legal counsel active across Midwest markets. Positions Bureau Veritas as a single-source partner for environmental and property condition risk evaluation. Translates both environmental and physical asset risk into actionable insights that align with deal timelines. Collaborates closely with technical teams across environmental and building sciences to ensure scoping accuracy, speed, and quality delivery. Identifies and qualifies high-value prospects, converting opportunities into long-term client relationships. Partners with senior sales leadership to advance and close strategic opportunities. Develops and executes a territory-specific sales plan , including pipeline management, forecasting, and revenue targets. Establishes strong market presence across key Midwest hubs by embedding within the CRE transaction ecosystem. Maintains awareness of market trends, pricing dynamics, and competitor offerings. Travels throughout the Midwest region (up to 25%) for client meetings, site visits, and industry events. Qualifications: Education and Experience: Bachelor’s degree (B.A. or B.S.) in a related field preferred 2–5+ years of experience in business development, sales, or client management within due diligence, environmental consulting, engineering, or CRE services Equivalent combination of education and experience will be considered Experience & Skills: Proven experience selling due diligence services (PCA, Phase I, Phase II, or related consulting services) Strong understanding of how both environmental and physical risks impact deal execution and underwriting Experience working with commercial real estate stakeholders (lenders, investors, developers, etc.) Ability to navigate complex, relationship-driven sales cycles Existing Midwest relationships strongly preferred Compensation & Benefits: Base Salary: $110,000 – $120,000 + uncapped commission Compensation aligned with experience, market, and performance Benefits (Day 1 Eligibility): Medical, Dental, Vision 401(k) with company match Generous PTO + Holidays Life & AD&D Insurance Parental Leave Short- and Long-Term Disability Tuition Assistance Optional Pet Insurance Corporate Discounts #IND1
