Centralized Leasing Professional Location: Remote - SC / NC Department: Affordable Housing Summary The Centralized Leasing Professional is the company's first impression to potential and current residents. Responsible for all sales activities, from lead generation through move in. This includes generating and handling incoming prospective traffic, scheduling tours with onsite staff, qualifying applicants and lease generation. Ensures the successful leasing of apartments by adhering to community policies and procedures during the application process (e.g., qualifying potential residents, verifying applications). The Centralized Leasing Professional will play an instrumental role in nurturing the relationship with the residents throughout their residency by providing high quality customer service. Must be flexible and able to work on any property on a varied schedule and from time-to-time travel and work onsite to assist with leasing needs. I. ESSENTIAL DUTIES AND RESPONSIBILITIES Train and lead other leasing consultants. Coordinate and support all on-site staff in achieving occupancy success and other property initiatives. Run reports and present to leadership leasing statistics as required Demonstrate strong sales skills to both internal and external customers Manage the sales process from start to finish to achieve sales goals Ensure that all sales leads via telephone, walk in traffic, internet leads, are followed through until considered “lost” or "closed". Find qualified leads through referrals, networking, company supported advertisement and outreach marketing efforts Answer questions and tour apartment homes to determine the needs of potential residents Close the sale/renewal by effectively communicating the value of the community and NHE’s commitment to delivering a quality living environment and home Assesses leasing concerns on struggling properties and suggests a corrective course of action Demonstrate customer service skills to both internal and external customers Travel to any property in the portfolio at the request of the COO or Centralized Leasing Manager. Use customer service skills to take applicant requests, address applicant concerns and resolve them effectively and efficiently Participate in social media marketing to obtain traffic and assist with brand management Utilize tools and resources to assess community’s market position in surrounding submarket to maintain the advantage above the competition Prepares and assists with all leasing paperwork in a timely and accurate manner Always maintain professional demeanor Use exceptional multi-tasking skills to streamline processes and effectively manage daily tasks At the COO’s direction responsible for other administration functions including but not limited to accounting and payroll related functions This job description does not list all functions, and Job functions may be added, deleted, or modified at any time by your management team II. SUPERVISORY RESPONSIBILITIES None IV. QUALIFICATIONS Property Manager’s or PMIC license required Prior leasing or other property management experience Prior experience and strong understanding of LIHTC Section 42 required. Prior experience and strong understanding of HUD Section 8/PRAC/HAP/, HOME, HTF, etc. preferred. II. EDUCATIONAL AND/OR EXPERIENCE High School Diploma or equivalent required. Bachelor’s degree or two years of successful working experience in the apartment management industry, including extensive customer service and leasing/marketing preferred. Must have training or experience in basic computer use, including common applications such as Microsoft Word and Excel as well as experience with web-based software used in apartment management (Yardi Yoyager, Popcard, Payscan, Rent Café preferred). Other related experience or equivalent education may be substituted. VI. LANGUAGE/MATHEMATICAL/REASONING ABILITY Ability to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must be able to apply common sense understanding and carry out instructions furnished written and verbally. VII.
