Qualifed candidates must be based out of Southern Florida. We're seeking a professional and highly organized District Manager to oversee the operations, governance, and financial management of assigned Community Development Districts (CDDs). In this role, you'll serve as the trusted advisor to District Boards, lead vendor and project oversight, manage budgets, and help ensure communities remain well-maintained, financially sound, and compliant with Florida regulations. What You'll Do Board & District Leadership Serve as the primary point of contact for assigned Community Development Districts. Build strong relationships with Board Members, residents, consultants, and stakeholders. Prepare for and facilitate Board meetings, workshops, public hearings, and community meetings. Prepare agendas, meeting materials, and Board correspondence. Document Board actions and maintain official records. Provide ongoing guidance and updates to Board Members regarding District operations and projects. Operations & Project Management Oversee the day-to-day operations of assigned Districts. Conduct regular inspections of community amenities, infrastructure, and common areas. Identify maintenance needs, capital improvement opportunities, and operational enhancements. Coordinate projects from planning through completion. Monitor contractor and consultant performance to ensure service excellence. Vendor & Contract Administration Manage vendor relationships and service agreements. Oversee contract negotiations, renewals, procurement activities, and performance expectations. Review invoices and ensure services are delivered according to contract requirements. Partner with contractors, engineers, attorneys, and consultants to achieve Board objectives. Financial Management Assist with the development and administration of annual District budgets. Review financial reports, invoices, purchase orders, and expenditures. Support long-term financial planning and capital improvement strategies. Provide recommendations and budget guidance to Boards. Resident & Stakeholder Engagement Respond to resident questions and concerns in a professional and timely manner. Maintain District websites and communication platforms. Promote transparency, communication, and positive community relationships. Communicate effectively with residents, governmental agencies, vendors, consultants, and Board Members. Compliance & Governance Ensure compliance with Florida Statutes, District policies, and regulatory requirements. Coordinate required filings, reports, and official District records. Support ethical governance and best practices in public administration. What We're Looking For Required Qualifications Bachelor's degree preferred or an equivalent combination of education and experience. Two (2)+ years of experience in: Community Association Management Community Development Districts (CDD) Property Management Local Government Client Relationship Management Account Management Public Administration Project Management Valid Florida Driver's License with an acceptable driving record. Strong proficiency in Microsoft Office, including Word, Excel, Outlook, and PowerPoint. Preferred Qualifications Florida Notary Public Commission or ability to obtain within six months of hire. Experience presenting to Boards, commissions, committees, or public groups. Experience managing budgets, contracts, vendors, or capital projects. Knowledge of Florida Statutes governing Community Development Districts.
