Project Manager – Commercial Construction / Data Centers Job Description This Project Manager role supports large-scale vertical commercial construction and data center projects across multiple states. You will serve as an owner’s representative on a high-profile, 12‑month, $40 million commercial and data center project, ensuring on-time delivery, adherence to quality standards, and seamless coordination with owners, general contractors, and subcontractors. This position offers the chance to work closely with a leading AI chip developer on a cutting-edge AI campus and data center initiative, within a highly supportive and collaborative project team. Responsibilities Lead and manage vertical commercial construction projects, including data centers, from planning through completion as an owner’s representative. Oversee a 12‑month, $40 million commercial and data center project, ensuring work stays on schedule, within scope, and aligned with quality and performance standards. Collaborate closely with project owners to define expectations, monitor progress, and ensure all project milestones and deliverables meet agreed standards. Prepare, review, and process submittals and other project documentation, contributing approximately 30% of your time to entering and managing documentation in project databases. Manage and track Requests for Information (RFIs), dedicating about 20% of your time to clarifying design intent, resolving conflicts, and ensuring timely responses. Participate in project meetings, including bid reviews, general contractor coordination meetings, and subcontractor meetings, accounting for roughly 20% of your time. Coordinate and oversee general contractors on vertical commercial construction and data center projects, ensuring adherence to contract requirements, safety standards, and project goals. Support project scheduling activities, including monitoring progress, identifying risks or delays, and collaborating with stakeholders to maintain or recover schedules. Ensure all documentation, including RFIs, submittals, schedules, and meeting records, is accurate, complete, and properly stored in the project database. Facilitate communication among owners, general contractors, subcontractors, and internal teams to maintain alignment and resolve issues quickly. Contribute to a collaborative, high-performing project culture by supporting team members on-site and remotely, sharing knowledge, and promoting best practices in construction management. Monitor project performance and provide regular updates and reports to stakeholders on status, risks, and mitigation strategies. Essential Skills 5+ years of construction management or project management experience in commercial construction (CM/PM experience). At least 10 years of project management experience if coming from a general contractor (GC) background instead of a construction management (CM) background. 5+ years of experience working with RFIs, submittals, scheduling, and overall project management specifically for vertical commercial construction. Proven experience managing general contractors on vertical commercial construction projects. Experience managing general contractors on data center projects. Strong background in commercial construction management, including coordination with owners, GCs, and subcontractors. Demonstrated ability to manage complex documentation, including submittals, RFIs, and project schedules. Solid understanding of data center and AI campus or similar advanced technology facility construction. Effective communication skills for leading meetings, coordinating stakeholders, and resolving issues in a timely manner. Ability to work independently in a remote capacity while maintaining close coordination with on-site and distributed teams. Additional Skills & Qualifications Experience with AI campus, data campus, or other technology-driven commercial construction projects. background in healthcare-related construction projects, in addition to commercial and data center work. Familiarity with owner’s representative and construction management roles on large, complex projects. Comfort working with project databases and digital tools for documentation, scheduling, and communication. Strong organizational skills and attention to detail when managing multiple workstreams such as RFIs, submittals, schedules, and meetings. Job Type & Location This is a Contract to Hire position based out of New Florence, MO. Pay and Benefits The pay range for this position is $50.00 - $65.00/hr.
