You have run profitable Meta campaigns. You already know what you would test next. But somewhere between the client, the committee, and the creative review, someone else always makes the call. Here, you make the call. You will own the entire paid acquisition engine for a profitable, fast-growing company: the budget, the strategy, the copy, the funnel, and the results. Nothing gets diluted through layers and nobody else takes credit for your wins.

Who we are and how we work

HostGenius is a private membership network and business operating system for short-term rental property management companies. Over 70 member companies managing roughly 3,000 properties run on our platform. Our founder scaled his own property management company to 160 listings before building HostGenius, so we are operators selling to operators.

Three things define how we work: full ownership of your numbers, honest reporting even when the numbers sting, and speed over polish. When a test fails, we want to know fast and know why, then move. If that is already how you operate, keep reading. If you need a committee to feel safe, this is the wrong place.

What you will own

• Meta ad campaigns end to end: strategy, structure, budgets, and optimization across cold, warm, and hot audiences
• All ad copy, landing page copy, and email sequences, written by you
• Funnel and CRM buildouts in HubSpot, plus Zapier and automation, including the booking flows that feed our sales team
• A/B testing on creatives and landing pages, run rigorously and continuously
• Weekly performance reporting with honest numbers and clear next moves
• Twelve months in, you will have built our growth engine from scratch and you will know exactly which creative, which audience, and which page drives revenue, because you tested it.
• What this role is not: you will not be designing social graphics or editing video. Production is outsourced; you direct what gets made. You will not be blamed for sales problems; marketing and sales share one funnel and one set of numbers here. And you will not pitch a committee for budget. You work directly with the founder, and data settles arguments.

What we are looking for

Required:

• 4+ years personally owning paid Meta campaigns, meaning you set the strategy and made the calls, not executed someone else’s brief at an agency
• A body of ad copy, landing pages, and funnels you built yourself and can walk us through, with the budgets behind them and what worked
• Deep A/B testing experience on creatives and landing pages
• Experience working alongside a sales team, so marketing and sales pull in the same direction
• Full ownership of your numbers. When something underperforms, you diagnose and fix it. Blame is not a strategy here.

Nice to have:

• You have done this at a company our size, roughly $1M to $10M, where you built the machine instead of inheriting one
• Experience marketing to small business owners or in real estate, hospitality, or short-term rentals
• Comfort using AI tools to move faster without letting them think for you
