About Us Trace Maintenance Group (TMG) is the maintenance oversight division of Trace Consulting Group (TCG). We are an independent engineering team that works on behalf of condominium corporations to make sure their buildings are maintained properly. We are not the maintenance contractor. We sit above the contractor, verify that the work is done as specified, review every quote before a board approves it, and report directly to property managers and boards. In short, we are the technical set of eyes protecting the building and the corporation's budget. Our portfolio has grown across the Greater Toronto Area, and we are expanding the team to support them well. This is a client-facing role for someone who knows building systems, presents with confidence, and enjoys being out in the field and in front of people. You would work alongside our engineering team, including a dedicated engineer who supports coordination and our digital maintenance platform, so that you can focus on what this role is really about: being on site, assessing buildings, and building strong relationships with the property managers and boards we serve. The Role You are TMG's presence in the field and with the client. On a typical day you are visiting buildings, walking mechanical rooms, reviewing what the maintenance contractor has and has not done, and translating what you see into clear guidance for the property manager and board. You are supported on the back end by our engineering and platform team, so your focus stays on site work and client relationships rather than paperwork and software administration. What You Will Do Conduct regular on-site maintenance review visits across our condominium portfolio, assessing mechanical, electrical, plumbing, and life-safety systems and the quality of the contractor's work. Identify deficiencies, verify that preventative maintenance was actually completed as specified, and flag issues before they become expensive failures. Review contractor quotes and work orders for scope, necessity, and fair pricing, and make clear recommendations to the property manager and board. Prepare and present findings in a way that a non-technical board can understand and act on, and bring in our senior engineers when a matter calls for deeper technical or executive involvement. Build and maintain strong, trusted relationships with property managers, building operators, and boards, and represent TMG professionally at meetings. Support the growth of the division by strengthening existing client relationships and helping identify where TMG can add further value, in partnership with our leadership and TCG's business development team. Work closely with our coordination and platform engineer, who manages scheduling, digital maintenance records, and reporting support, so the two of you cover the portfolio together. Help coordinate responses to urgent building issues when they arise, drawing on the wider Trace engineering team. What We Are Looking For Strong knowledge of building systems in a high-rise residential or commercial setting. We are open to either an engineering or a technical background. That could mean a professional engineer or EIT, or an experienced building operator, chief engineer, technician, or facilities professional who knows these systems inside and out. What matters is that you truly understand how the systems work and can assess them with confidence, not the specific credential behind that knowledge. Experience in condominium or multi-residential high-rise buildings is a strong asset. Confidence and polish in front of clients. You present well, speak clearly, and can hold your own in a room with a property manager or a board of directors. A relationship-builder at heart. You enjoy the client-facing side of the work and are comfortable representing the company and helping the business grow through the strength of those relationships. Sound judgment and the ability to work independently in the field, knowing when to make the call yourself and when to bring in a senior engineer. Comfort with digital tools and reporting. You will be supported on the platform side, but you should be comfortable working in a modern software environment. Familiarity with health and safety requirements, building codes, and maintenance best practices. Details Based in Vaughan, with regular travel between client properties across the GTA and occasionally elsewhere in Ontario. A valid driver's license and reliable vehicle are required. A monthly vehicle and mileage allowance is provided. This role reports to the VP of Engineering and Operations and works closely with our engineering and coordination team.
