We are seeking a qualified and experienced Office Operations Manager / Quantity Surveyor to support its growing development portfolio. This senior-level role combines construction office operational leadership with full commercial and quantity surveying responsibility. The successful candidate will oversee administrative systems and financial coordination while leading cost planning, procurement, contract administration, and commercial management across multiple development projects. Responsibilities Include : Operational & Administrative Leadership Oversee day-to-day administrative and financial coordination functions of the construction division. Maintain structured documentation and reporting systems across platforms such as Procore, QuickBooks, Microsoft Projects, and SharePoint. Ensure accuracy and integrity of project documentation, financial records, and reporting timelines. Supervise administrative and accounting support personnel. Coordinate procurement documentation, subcontractor compliance records, and governance reporting. Support executive leadership with consolidated operational and financial reports. Commercial & Quantity Surveying Functions Prepare feasibility studies, cost plans, and detailed cost analysis based on architectural and engineering drawings. Identify commercial risks and provide cost-effective procurement strategies. Prepare Bills of Quantities and tender documentation. Evaluate contractor and subcontractor tenders and negotiate commercial terms. Monitor project budgets, manage change orders, and oversee cost control processes. Prepare monthly valuations, payment certificates, cost reports, and cash flow forecasts. Manage post-contract commercial functions through to final account. Maintain cost benchmarking data and promote profitability across all assigned projects. Requirements : Bachelor’s Degree in Quantity Surveying, Construction Economics, Construction Management, Business Administration or related field. MRICS (or equivalent internationally recognised professional designation). Minimum seven (7) years’ post-qualification experience, including large mixed-use development and construction projects. Demonstrated experience in construction financial administration and systems management. Proficiency in Microsoft Office, PlanSwift, QuickBooks, and construction management software. Strong analytical, negotiation, leadership, and communication skills. Compensation & Benefits: Salary range: KYD 80,000.00 to KYD 115,000.00 per annum, commensurate with qualifications and experience, plus bonus eligibility. The benefits package includes 75% employer-paid medical insurance premium for the employee, employer and employee pension contributions, life insurance coverage, enhanced leave benefits including vacation and wellness days and continuing professional development opportunities upon successful completion of the six-month probationary period.
