Job Title: Construction Manager (Must live within 3 hours of Boise, ID, Bolingbrook, IL, Whitestown, IN, Lexington, KY, Louisville, KY, Memphis, TN, Baton Rouge, LA or Birmingham, AL (remote with regional travel) Job Description The Construction Manager oversees new builds, renovations, and expansions of large-scale fulfillment and industrial facilities across the United States. This role focuses on preconstruction management for retrofit, expansion, and initiative projects, ensuring that design, schedule, and budget are aligned and that risks are proactively mitigated to deliver projects on time. The Construction Manager sets deadlines, assigns responsibilities, monitors progress, and prepares clear status reports for leadership, while ensuring compliance with design criteria, spending and transaction policies, and influencing cross-functional stakeholders. The role requires a bachelor’s degree and at least seven years of relevant experience, along with strong judgment, creativity, and the ability to lead and direct the work of others. Responsibilities Lead preconstruction management for retrofit, expansion, and new industrial building projects and programs, ensuring alignment of design, schedule, and budget. Set project and program deadlines, assign responsibilities, and monitor and summarize progress to keep stakeholders informed and projects on track. Ensure all projects comply with established design criteria, spending guidelines, and transaction policies while effectively influencing cross-functional stakeholders. Prepare clear, concise status reports for upper management that summarize project and program progress, risks, and mitigation plans. Obtain and document all project specifics from site selection and transaction management, researching and compiling all available information for each site. Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, site surveys, existing drawings, and site visits. Manage coordination related to transportation and traffic control, internal building requirements, and specific line-of-business standards. Oversee initial architectural design and manage permit submittals as required to support timely project execution. Develop and provide supporting documents for lease execution, such as site plans, work letters, schedules, and phasing plans. Create initial construction schedules and sequences, including phasing plans when necessary, to guide efficient execution of work. Develop construction estimates for capital requests and other planning efforts to support financial approvals and budgeting. Manage due diligence activities, including utility coordination and other preconstruction efforts, prior to construction handoff. Provide complete and accurate documentation for construction handoff, ensuring all materials are uploaded to Procore, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and any landlord contributions or reimbursements. Maintain a structured repository of all preconstruction work products by site to support future reference, audits, and continuous improvement. Lead and direct the work of others involved in project and program delivery, relying on extensive experience and judgment to plan and accomplish goals. Collaborate with internal and external stakeholders to drive effective project coordination and ensure alignment with business objectives. Essential/Required Skills Bachelor’s degree in Architecture, Engineering, Construction Management, or a comparable field. Demonstrated project management experience with retrofits and/or new builds for commercial or industrial construction. Experience managing projects with a minimum size of approximately 150,000 square feet and a budget around $20 million. Experience in at least two disciplines within the construction industry, such as general contracting, owner’s representation, commercial development, engineering and design, or similar. Proven ability to communicate project requirements clearly and effectively to various audiences, including technical and non-technical stakeholders. Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings. Program management experience overseeing concurrent projects and initiatives. Familiarity with a variety of design and construction concepts, practices, and procedures, and the ability to apply them in complex environments. Strong judgment and decision-making skills, with the ability to plan and accomplish goals using extensive experience. Demonstrated ability to lead and direct the work of others in a project or program setting. Eligibility for export control requirements as applicable to the role. Hands-on experience with construction management and project coordination, including site development and contract review. Ability to manage RFIs and stakeholder relationships effectively throughout the project lifecycle. Additional Skills & Qualifications Project Management accreditation such as PMP® or a similar certification. Experience working in owner’s representation or commercial development environments. Strength in stakeholder management, including internal teams, external partners, and landlords. Ability to create and manage detailed construction schedules, phasing plans, and capital estimates. Proficiency in preparing and maintaining comprehensive project documentation for handoff, including use of tools such as Procore. Comfort working with large-scale industrial or fulfillment center projects and highly innovative environments. Adaptability to perform a variety of tasks and exercise a wide degree of creativity and latitude in problem-solving. Interest in ongoing professional development and engagement within a structured project management practice. Preference for candidates with experience outside of telecom and residential-only construction. Work Environment This role supports large-scale commercial and industrial construction projects across multiple U.S. locations, including Boise, ID; Bolingbrook, IL; Whitestown, IN; Lexington, KY; Louisville, KY; Memphis, TN; Baton Rouge, LA; and Birmingham, AL. The Construction Manager works onsite 2–3 days per week, rotating through the sites to which they are assigned, while collaborating closely with cross-functional teams and external partners.
