Property Accountant (Real Estate) - Remote

Property Controller – Commercial Real Estate (100% Remote) We’re hiring an experienced / seasoned Property Controller to lead financial reporting, accounting integrity, and strategic forecasting across a multi‑property commercial real estate portfolio. What You’ll Do

• Own the full financial lifecycle for a multi‑property commercial real estate portfolio, including complex GL structures, multi‑entity consolidations, reserve accounts, and cash flow modeling.
• Lead the monthly close with full autonomy, ensuring accuracy across rent rolls, accruals, reconciliations, capital schedules, and multi‑state compliance requirements.
• Interpret financial results at a strategic level, identifying operational risks, cash flow constraints, valuation impacts, and performance trends before they materialize.
• Manage sophisticated CAM/OpEx recovery processes, including expense pool validation, tenant-specific adjustments, audit support, and reconciliation methodologies.
• Direct the annual budget process end‑to‑end, challenging assumptions, validating leasing projections, reviewing capital plans, and ensuring alignment with ownership investment goals.
• Build and maintain advanced reforecasts, incorporating real-time operational changes, capital project timing, debt service impacts, and market conditions.
• Solve high‑complexity accounting issues (capital vs. operating classification, revenue recognition nuances, tenant ledger corrections, reserve funding requirements, etc.) with minimal oversight.
• Serve as the primary financial partner to Property Managers, providing guidance, enforcing controls, and elevating financial discipline across remote teams.
• Strengthen internal controls and system integrity, optimizing Yardi workflows, Procure-to-Pay processes, and reporting structures to ensure accuracy and scalability.
• Prepare ownership-level reporting packages that withstand investor scrutiny — complete, audit-ready, and supported by clear, business-focused narratives.
• Lead internal audits and special projects, identifying gaps, improving processes, and ensuring compliance across all properties.

Minimum Qualifications

• Bachelor’s degree in Accounting (required); CPA or advanced credentials strongly preferred
• Minimum 5–7 years of direct commercial or retail property accounting experience
• Demonstrated mastery of Yardi (GL, CAM, P2P, reporting modules) — not just basic usage
• Proven ability to independently manage multi‑property portfolios with complex ownership structures
• Experience preparing investor‑grade monthly and quarterly reporting packages
• Strong command of CAM reconciliations, OpEx pools, and tenant recovery methodologies
• Ability to interpret financial results and communicate implications to senior leadership
• High proficiency in advanced Excel (index-match, pivot tables, modeling, multi-tab structures)
• Exceptional written and verbal communication skills
• High energy, proactive mindset, and ability to thrive in a 100% remote environment

Preferred Experience

• CPA, CMA, or Master’s in Accounting
• Experience with multi‑entity, multi‑state commercial portfolios
• Prior involvement in capital planning, TI/LC forecasting, and reserve management
• Experience supporting tenant audits, ownership audits, or internal audit processes
• Background in budget narrative writing and investor communication
• Experience improving or implementing accounting workflows, controls, or system enhancements
• Exposure to construction accounting, job cost tracking, or capital project oversight
• Ability to mentor or lead property-level accounting staff

Qualifications

• Bachelor’s degree in Accounting required; CPA or advanced credentials preferred.
• 4–5+ years of property accounting experience, including retail or commercial real estate.
• Demonstrated ability to solve complex accounting issues with an analytical, structured approach.
• High proficiency in Microsoft Office and Yardi (Procure-to-Pay, GL, CAM, reporting).
• Exceptional written and verbal communication skills; able to present financial information clearly and professionally.
• Strong customer service orientation and ability to partner effectively with property teams and ownership.
