Regional Director HOA Odevo and Folio are leaders in property and community management, combining global expertise with local market knowledge to deliver exceptional service. Together, we manage a diverse portfolio of properties and communities, leveraging innovative technology, operational excellence, and a people-first approach to create thriving, well-managed environments. Odevo operates on a global scale, bringing innovative technology and transformative solutions to modernize and streamline property management processes. Folio offers unmatched expertise and personalized service in managing homeowner and condo associations in the U.S. Florida market. Folio manages a diverse portfolio of communities, delivering tailored solutions that enhance property value and elevate the living experience. By combining global resources, local expertise, and a people-first approach, we are committed to creating thriving communities and fostering long-term success for our clients and residents alike. About the role Folio Association Management is seeking an accomplished and driven Regional Director to serve as a direct operational partner to the Regional Vice President (RVP) for the South Florida market. This is a high-impact leadership role designed for a seasoned Community Association Manager (CAM) who is ready to step into a senior support capacity — one that bridges field expertise with strategic operations. The Regional Director will play a central role in shaping the onboarding experience for new team members and client communities, managing the full lifecycle of developer-to-association transitions, supporting coverage across the region, and partnering with leadership in building and growing a high-performing team. This position requires a professional who leads with excellence, communicates with confidence, and thrives in a collaborative, fast-paced environment. KEY RESPONSIBILITIES RVP Support & Regional Operations Serve as the primary operational resource and liaison for the Regional Vice President across all South Florida communities. Assist in coordinating regional priorities, team communications, and cross-community initiatives. Act as a point of escalation and guidance for Association Managers within the region. Support the development and implementation of Folio’s Standards of Excellence (SOE) program and SOP compliance across the region. Regional Coverage & Portfolio Continuity Provide active portfolio coverage for Association Managers during planned vacations, medical leave, or other absences ensuring seamless, uninterrupted service to residents and boards. Step in to manage communities on an interim basis when CAM positions are vacant, maintaining service standards and board relationships until a permanent placement is made. Serve as a knowledgeable, dependable presence across the region, capable of quickly assimilating into any community’s operations as needed. Hiring Support & Talent Acquisition Partner with the RVP and HR to support the full hiring process for CAMs and their support teams across the South Florida region. Conduct initial interviews for CAM candidates and support staff, evaluating qualifications, experience, cultural fit, and professional presentation. Screen and assess applicants against Folio’s established criteria, forwarding only qualified candidates to the RVP for further review and consideration. Assist in coordinating interview scheduling, candidate communications, and hiring logistics in collaboration with HR. Contribute to building a strong regional talent pipeline by maintaining a high standard of candidate evaluation and a consistent, professional interview experience. New Hire Support & Team Onboarding Coordinate and facilitate onboarding for new hires in the South Florida region, ensuring a structured, welcoming, and consistent experience. Partner with HR and leadership to track onboarding milestones and provide guidance to incoming team members. Develop and maintain onboarding materials and checklists aligned with Folio standards. New Client Onboarding Lead the onboarding process for new client communities, ensuring a seamless transition into Folio’s management platform and service model. Serve as the primary point of contact for new associations during the onboarding phase, establishing trust and setting clear expectations. Coordinate setup in CINC and other platforms, ensuring accurate data entry, document collection, and system configuration from day one. Developer Transitions Manage and oversee the transition of communities from developer control to association management, in compliance with Florida Statutes Chapters 718 and 720. Coordinate the collection and organization of all statutory documents, financial records, vendor contracts, and operational information. Facilitate turnover meetings, coordinate with legal counsel as needed, and ensure all transition milestones are completed accurately and on time. Maintain detailed transition documentation using Folio’s established tools and processes. Who you are You're a seasoned CAM ready for the next step. You've managed community associations directly and know the job inside out — board relationships, resident service, SOP compliance — and you're looking for a role where that field expertise translates into regional impact rather than a single portfolio. You thrive in ambiguity and move fast. One week you're covering a vacant portfolio, the next you're screening CAM candidates or leading a developer-to-association turnover — you're comfortable context-switching across operations, hiring, and client onboarding without losing attention to detail. You lead with credibility, not just title. Association Managers trust your judgment because you've done their job well; you communicate with confidence to boards, residents, and leadership alike, and you build strong teams by setting a high, consistent standard rather than micromanaging. Experience Active Florida Community Association Manager (CAM) license in good standing. Minimum 5 years of experience in community association management, with demonstrated success in a senior or supervisory capacity. In-depth working knowledge of Florida Statutes Chapter 718 (Condominiums) and Chapter 720 (HOAs). Bilingual: English and Spanish required — must be able to communicate professionally and fluently with residents, board members, and stakeholders in both languages. Demonstrated ability to step into unfamiliar portfolios quickly and manage communities with minimal ramp-up time. Exceptional organizational, communication, and time management skills. Proven ability to manage multiple priorities and competing deadlines in a high-volume environment. Preferred Proficiency in CINC Portal — experience with setup, navigation, and daily platform operations strongly preferred. Familiarity with SharePoint, Vive (vendor/COI management), and related association management technologies. Experience managing or supporting developer-to-association transition projects. Prior experience in a regional or multi-community management role. Experience participating in or leading hiring and interview processes. Excited? Get in touch! We look forward to receiving your application! If you have any questions, please feel free to contact Nicole Tacktikos , Talent Partner at Odevo.
