Regional Property Manager Reports to EVP of Property Management and VP of Property Management KNOWLEDGE AND SKILLS: Experience in property management is required; must have good knowledge of property management including a broad understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing a property; must have personnel management experience, preferably managing employees remotely; computer literacy is required; must have good oral, interpersonal, and written communication skills. EDUCATION AND WORK EXPERIENCE: 1. A high school diploma or equivalent 2. Minimum three years experience in multi-unit supervision, OR 3. Minimum five years experience in a general regional management role, OR 4. Any similar combination of education and experience. DUTIES AND RESPONSIBILITIES: 1. Responsible for the overall performance of your assigned portfolio. 2. Responsible for ensuring on site staff at each location are properly managing their property, as well as ensuring all physical assets are being properly maintained and maximizing the financial returns in accordance with the owner’s objectives. 3. Provide leadership, guidance, and training to property staff. 4. Manage the performance of Property Managers and help resolve personnel issues at the site level when necessary. 5. Ensure assigned properties are properly staffed. 6. Develops marketing plans to achieve and sustain occupancy goals. 7. Ensures portfolio compliance with company policies and procedures. 8. Ensures team performance of responsibilities on a timely basis. 9. Makes regular site visits to all locations to provide Property Managers with recommendations and observations to improve the property. 10. Recommends expenditures, within budget allocations. 11. Ensure that the properties operate in an efficient, cost effective manner. 12. Reviews monthly financial statements and provides written variance reports on the budgets. 13. Procures comparative bids for all needed capital work. 14. Ensures that only approved leases are used to maintain compliance with any applicable state or federal guidelines, through coordination with the Corporate Compliance Department. 15. Makes decisions that are uniform so as not to discriminate among residents, prospective residents, and employees in accordance with Fair Housing Regulations and Company policy. 16. Helps resolve resident issues when Property Staff are unable to. 17. Updates or provides written documentation on operations pertinent specific properties as necessary. 18. Promptly reports all property incidents involving damage, injury, or criminal activity per company’s incident reporting policy. 19. Comply with all Fair Housing laws, practices, and regulations. 20. Assists EVP and VP of Property Management with special projects 21. Any additional duties as assigned. PHYSICAL JOB REQUIREMENTS: 1. Requires frequent use of office equipment including computer 2. Requires ability to read and sign documents necessary to complete rentals 3. Must be able to lift 25lbs on occasion 4. Frequently required ability to climb stairs for inspection of occupied units and to show vacant upper floor units 5. Frequently requires ability to complete interior and exterior observations of entire property 6. Requires ability to drive long distances in order to visit locations. 7. The position requires occasional overnight travel and ability to occasionally travel by airplane to more remote locations.
