Remote Rough Carpentry Estimator


Job Type: Full-Time

Work Hours: Monday to Friday, 7:00 AM to 4:00 PM Pacific Time, with a 1-hour break

Job Overview:

We are seeking an experienced Remote Rough Carpentry Estimator to support our U.S.-based estimating team. This role is responsible for reviewing construction documents, performing detailed quantity takeoffs, identifying scope requirements, and preparing accurate rough carpentry estimates for commercial, multifamily, educational, prevailing wage, and other construction projects.

The ideal candidate has a strong understanding of wood framing construction and can independently interpret architectural and structural plans, specifications, details, sections, schedules, and general notes. Accuracy, attention to detail, organization, and clear communication are essential, particularly when identifying missing, conflicting, or unclear information.


Key Responsibilities:

  • Plan & Specification Review
  • Review architectural, structural, and applicable civil plans.
  • Review project specifications and identify requirements affecting the rough carpentry scope.
  • Interpret plans, details, sections, schedules, and general notes.
  • Identify discrepancies between architectural and structural drawings.
  • Identify missing information and items requiring clarification or RFI.
  • Review addenda, bulletins, RFIs, and revised drawings and determine their impact on the estimate.


  • Quantity Takeoffs
  • Prepare detailed quantity takeoffs for rough carpentry materials and labor, including:
  • Dimensional lumber, wall framing, wood stud walls, and interior/exterior framing
  • Floor and roof framing, roof/floor/wall sheathing, plywood, and OSB
  • Blocking and backing, miscellaneous wood framing, pressure-treated lumber, sill plates, and ledgers
  • Posts and beams, glulam beams, LVL, and engineered wood products
  • Hardware and connectors, including hold-downs, straps, clips, hangers, anchor bolts, and fastening requirements
  • Trusses, roof/floor truss-related scope, and miscellaneous rough carpentry materials
  • Clearly identify quantities by building, floor, area, and material type whenever applicable.


  • Labor Estimating
  • Assist with developing labor quantities based on takeoff information.
  • Understand the relationship between material quantities and field installation.
  • Identify conditions that may increase labor requirements.
  • Consider difficult access, height, phasing, sequencing, and other project conditions that may affect productivity.
  • Identify prevailing wage or other labor requirements shown in the bid documents.


  • Scope Review
  • Develop a thorough understanding of the complete rough carpentry scope and identify items that may be missed during a standard material takeoff.
  • Review scope responsibilities and general contractor requirements.
  • Account for temporary construction, equipment, hoisting, material handling, cleanup, protection, and layout.
  • Identify blocking and backing, fire-treated, and pressure-treated lumber requirements.
  • Review special inspection, engineering, and deferred submittal requirements.
  • Coordinate rough carpentry scope with structural steel, mechanical, electrical, plumbing, and other trades.


  • Estimate Preparation
  • Organize takeoffs in accordance with company estimating standards.
  • Enter quantities accurately into company estimating software and templates.
  • Maintain clear supporting documentation for all quantities.
  • Clearly document assumptions, exclusions, and clarifications.
  • Identify potential cost risks before the estimate is finalized.
  • Compare estimates against historical information when available.
  • Assist the lead estimator in preparing the final proposal.
  • Quality Control
  • Perform a complete self-review of the takeoff and verify quantities against plans.
  • Confirm all buildings and areas have been included.
  • Review architectural quantities against structural requirements.
  • Confirm plan revisions and addenda have been incorporated.
  • Verify that major material quantities are reasonable.
  • Check for duplicated or missing scope.
  • Clearly identify questionable conditions rather than making unsupported assumptions.
  • Maintain organized takeoff files so they can be easily reviewed by another estimator.


Required Skills & Qualifications:

  • Previous experience estimating rough carpentry, wood framing, or wood-frame construction
  • Strong ability to read and interpret architectural and structural construction documents
  • Experience performing detailed construction quantity takeoffs
  • Strong understanding of wood framing systems and construction sequencing
  • Familiarity with lumber, plywood, OSB, engineered wood products, trusses, hardware, and connectors
  • Strong mathematical, analytical, organizational, and attention-to-detail skills
  • Ability to manage multiple estimates and meet assigned deadlines
  • Strong ability to identify scope gaps, discrepancies, and unusual project conditions
  • Ability to clearly communicate questions, assumptions, and potential problems
  • Comfortable working independently while collaborating with a U.S.-based estimating team
  • Strong written and verbal English communication skills
  • Bluebeam Revu experience preferred
  • Experience with On-Screen Takeoff or similar takeoff software preferred
  • Proficiency with Microsoft Excel, Outlook, and Teams
  • Experience with construction estimating software and PDF plan/specification management systems is a plus
  • Willingness to ask questions and seek clarification rather than make unsupported assumptions
  • Able to work during agreed-upon overlapping hours with the U.S.-based team


Note: An NBI or police clearance will be required upon acceptance of the job offer.
