Job Title: Right of Way Agent Job Description Independently manage real estate activities on complex company-generated and New Customer Construction (NCC) projects, including the acquisition, management, and disposal of right-of-way and real property. Utilize public and company records to research and determine ownership, operating rights, and other real property issues. Prepare legal descriptions, appraisal reports, and complex real estate documents such as easements, deeds, leases, permits, and consent agreements. Negotiate and defend operating rights on both public/private property and company fee-owned property. Manage real property assets to maximize return and respond to internal and external customer inquiries regarding real estate issues. Responsibilities Independently coordinate real estate activities with service providers and project teams. Prepare and review documents and correspondence for all real estate activities. Conduct research and analysis of public and company records, and perform field inspections. Prepare, order, review, and interpret complex appraisal reports. Read, create, and interpret real property legal descriptions. Negotiate with landowners and attorneys to acquire or dispose of operating rights, including easements, permits, licenses, and consents. Negotiate the sale, purchase, lease, and sublease of real property. Represent client’s interests with customers and governmental agencies. Effectively manage real property to maximize return. Manage rights-of-way and property rights. Respond to internal and external customer real estate inquiries. Provide cost estimates for project budgeting purposes. Coordinate contractor/vendor real estate activities including surveying, mapping, title, appraisal, negotiation, legal, and brokerage services. Resolve encroachments and other legal challenges. Participate with legal counsel in litigation processes, including condemnation. Prepare, issue, and renew Limited Use Permits/Consent Agreements. Provide informal leadership and training within the department. Perform other duties as assigned. Essential Skills Expertise in real estate, acquisitions, and document management. Experience in right of way, real estate management, and negotiation. Proficiency in real property acquisitions and easement negotiations. Additional Skills & Qualifications BS degree in Business Administration or a related field, or equivalent experience. 5 years of relevant work experience in the acquisition, management, or transfer of land rights needed for utility or transportation infrastructure. Valid driver’s license. Washington Real Estate Managing Broker’s license. Work Environment Primarily remote with occasional on-site travel. Job Type & Location This is a Contract position based out of Bellevue, WA. Pay and Benefits The pay range for this position is $50.00 - $60.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
