Location: West Virgina (candidate must reside in West Virginia) Schedule: Full-time, salary, exempt | Candidate will have the flexibility to work from their home office but will be expected to report to ORC's Scott Depot, WV office as requested Travel: Candidate can expect to travel about 50% of the time throughout West Virginia Why Join ORC? What You’ll Do Provide land acquisition services throughout the right-of-way lifecycle, in compliance with project guidelines and regulations Review and correct title takeoffs, construction plans, and ROW documents; prepare and submit Waiver Valuation Forms Deliver property rights documents to owners and representatives; negotiate and secure parcels through approved counteroffers Maintain contact documentation, conduct final title checks, manage back taxes, and ensure removal of compensated items Submit and track offer letters, counteroffers, and Releases of Damages; attend field reviews and provide weekly status reports Handle administrative tasks including mailing notifications, filing deeds, verifying condemnation parcel addresses, and organizing acquisition packets Submit vendor forms to expedite payments and support efficient project closeout We’re Looking for Someone Who Works efficiently under tight deadlines and keeps multiple priorities moving Is organized, analytical, and detail-oriented Communicates clearly and professionally — in writing, on the phone, and face to face Brings a strong service mindset to every landowner and client interaction Picks up new systems and software quickly Is eager to learn and grow in the right of way profession Minimum Requirements Proficient with MS Office Suite — specifically Excel, Word, and Outlook An iOS or Android smartphone to access ORC’s systems Valid driver’s license Where You Fit This posting covers Public Sector Agent levels 1–3. Physical Requirements: While performing the duties of this job, it requires a combination of office-based and field work. Employees will spend prolonged periods sitting and performing computer-based tasks, including typing, data entry, and virtual communication, while also regularly traveling to landowner properties, project sites, and government facilities, some of which may be in rural or remote locations with limited accessibility. Driving is an essential function of the role and may involve extended periods and long-distance travel. Fieldwork may require walking over uneven terrain, standing, or navigating outdoor environments, with routine exposure to varying weather conditions such as heat, cold, rain, and snow. The role also involves frequent interaction with a diverse range of individuals, including landowners, government officials, and members of the public, requiring the ability to communicate effectively and maintain professionalism across differing personalities and potentially challenging situations. Flexibility in scheduling is necessary to accommodate travel, site access, and stakeholder availability, along with adherence to safety protocols in both office and field settings.
