OVERVIEW Vertex is seeking a senior engineering professional to lead and build our Building Condition Assessment (BCA) and Property Condition Assessment (PCA) service line. This role goes beyond traditional project management. You will be responsible for establishing a scalable, high-quality, and defensible BCA/PCA practice, including developing field teams, standardizing inspection methodologies, and implementing QA/QC systems. As the technical authority and Engineer of Record, you will ensure that all assessments align with ASTM standards while delivering clear, decision-focused insights for lenders, investors, and property owners. KEY RESPONSIBILITIES Service Line Development & Technical Leadership Establish and lead Vertex’s BCA/PCA service line, including methodology, standards, and delivery model Define what constitutes a high-quality, defensible assessment, with a focus on clarity and capital planning insight Act as Engineer of Record, reviewing and sealing reports in accordance with provincial regulations Serve as the primary technical authority for all BCA/PCA and reserve fund work Field Team Development & Training Build, train, and mentor a team of technologists, inspectors, and field staff, leveraging Vertex’s broader technical team as needed Develop standardized inspection protocols, checklists, and guidance tools Implement a scalable model where field staff collect data and senior technical review ensures quality and consistency Ensure consistency in data collection, photo documentation, and deficiency identification Quality Assurance & Delivery Model Establish and oversee QA/QC processes to ensure all reports are accurate, consistent, and defensible Review field data and reports to ensure appropriate assumptions, limitations, and cost opinions are applied Manage risk by ensuring clear communication of scope, limitations, and uncertainty Project Oversight Oversee project execution across a portfolio of commercial, industrial, and multi-residential properties Ensure deliverables meet timelines, budgets, and client expectations Support complex or high-risk assessments directly Strategic Growth & Market Expansion Support expansion into reserve fund studies / depreciation reports and the condominium / strata market Assist with proposals, client relationships, and growth of the BCA service line across Canada and the U.S. Identify opportunities to integrate services with ESA, roofing, and building science offerings The Opportunity (Role Context) This is not a traditional project management role. It is an opportunity to build a scalable, high-value service focused on clarity, consistency, and capital insight. Vertex is looking for someone who can combine technical expertise with sound judgment to deliver assessments that support real-world investment and asset management decisions.
