Short-Term Rental Revenue Manager (PriceLabs Expert)

About the Role

We manage a growing portfolio of villas and vacation rentals across Bali and are looking for a Short-Term Rental Revenue Manager who lives and breathes PriceLabs. This is not a hotel revenue management role — we need someone who thinks in occupancy curves, comp sets, and OTA algorithms, not RevPAR reports and GDS systems.

You'll own pricing strategy and listing performance across our entire portfolio, working hands-on inside PriceLabs every day, and coordinating pricing and availability across Booking.com, Airbnb, and other channels through our channel manager.

What You'll Do

• Manage and optimize dynamic pricing for our full villa portfolio in PriceLabs, including base pricing, min-stay rules, customizations, and seasonal strategies.
• Monitor and adjust pricing in response to demand shifts, local events, booking pace, and comp set movement.
• Own channel management across Booking.com, Airbnb, and other OTAs — ensuring rates, availability, and content stay synced and error-free.
• Continuously audit and improve listing quality: titles, descriptions, photo order, amenities, and categorization to improve conversion and search ranking.
• Build and refine pricing strategies property-by-property based on seasonality, length-of-stay trends, and market positioning.
• Track key performance metrics (occupancy, ADR, RevPAR, booking pace, pickup) and report on performance regularly.
• Identify underperforming listings and recommend pricing, content, or positioning changes to fix them.
• Stay on top of PriceLabs product updates and new features, and bring recommendations on how to use them.
• Work closely with the reservations and operations team so pricing strategy reflects real-world guest and property constraints.

What We're Looking For

• Proven, hands-on experience running PriceLabs for a portfolio of short-term rentals — not just familiarity with the tool, but daily fluency in it.
• Solid understanding of channel management tools and how OTA distribution actually works (Booking.com and Airbnb specifically).
• Experience with vacation rentals or short-term rental portfolios — hotel-only revenue management experience is not a fit for this role.
• Strong analytical skills — comfortable working with data daily to make pricing decisions, not just following automated suggestions.
• A good eye for what makes a listing convert: photos, copy, positioning — and the confidence to recommend changes.
• Self-directed and comfortable working remotely with a distributed team.
• Clear written English for reporting and cross-team communication.

Nice to Have

• Experience managing pricing for properties specifically in Bali or Southeast Asia.
• Familiarity with additional tools such as Hostaway, Guesty, or similar PMS/channel manager platforms.
• Background in a boutique property management company (rather than a large hotel chain or OTA).
