What You’ll Do Lead the delivery of right of way projects for utility clients — owning scope, schedule, budget, and quality from kickoff through closeout Direct and support a project team of at least 5 team members, balancing workloads and removing roadblocks Serve as the primary point of contact for clients, delivering clear status reporting and building lasting relationships Monitor project financials, forecasts, and staffing plans Ensure all work is performed in accordance with project guidelines, client requirements, and applicable regulations Support proposals, pricing, and business development for new work We’re Looking for Someone Who Leads teams with clarity, accountability, and a service mindset Builds trusted relationships with clients, landowners, and project stakeholders Is organized, analytical, and detail-oriented — with strong command of budgets and schedules Works efficiently under tight deadlines and keeps multiple priorities moving across projects Communicates clearly and professionally — in writing, on the phone, and face to face Develops people and grows the capability of the team Minimum Requirements Minimum of 5 years managing Right of Way projects with right of way acquisition experience Minimum of 1 year of experience leading project teams Prior experience creating/maintaining project schedules Proficient with MS Office Suite — specifically Excel, Word, Dropbox, and Outlook An iOS or Android smartphone to access ORC’s systems Valid driver’s license Nice to Have Qualifications PMP Certification Where You Fit This posting covers Utilities Project Manager levels 1–3, and the pay range shown reflects the full span across all three levels — not the range for any single level. Utilities Project Manager 1 — $87,460 – $109,969 | Minimum of 3 years Right of Way experience Utilities Project Manager 2 — $97,028 – $121,971 | Minimum of 5 years Right of Way experience Utilities Project Manager 3 — $106,155 – $133,419 | Minimum of 8 years Right of Way experience Relocation and per diem are not provided. Physical Requirements: While performing the duties of this job, it requires a combination of office-based and field work. Employees will spend prolonged periods sitting and performing computer-based tasks, including typing, data entry, and virtual communication, while also regularly traveling to landowner properties, project sites, and government facilities, some of which may be in rural or remote locations with limited accessibility. Driving is an essential function of the role and may involve extended periods and long-distance travel. Fieldwork may require walking over uneven terrain, standing, or navigating outdoor environments, with routine exposure to varying weather conditions such as heat, cold, rain, and snow. The role also involves frequent interaction with a diverse range of individuals, including landowners, government officials, and members of the public, requiring the ability to communicate effectively and maintain professionalism across differing personalities and potentially challenging situations. Flexibility in scheduling is necessary to accommodate travel, site access, and stakeholder availability, along with adherence to safety protocols in both office and field settings.
