What You’ll Do Conduct real estate title searches using online databases and in-person visits to county courthouses Retrieve and review documents such as deeds, mortgages, contracts, easements, tax cards, and plats Compile accurate findings into client-provided Title Reports, ensuring completeness and reliability of title information Verify and document all relevant instruments required to complete thorough and compliant title searches We’re Looking for Someone Who Works efficiently under tight deadlines and keeps multiple priorities moving Is organized, analytical, and detail-oriented Communicates clearly and professionally — in writing, on the phone, and face to face Brings a strong service mindset to every landowner and client interaction Picks up new systems and software quickly Is eager to learn and grow in the right of way profession Minimum Requirements Experience analyzing titles and title reports Experience verifying property ownerships, mortgages, liens, and judgments — and determining whether restrictions such as delinquent taxes affect title or limit property use Able to identify key information about parcels and communicate it clearly to property owners Proficient reading deeds, legal descriptions, plats, and easements; searching parcel data; and producing a chain of title Comfortable with real estate terminology and able to determine the types of title evidence required for a given property Proficient with MS Office Suite — specifically Excel, Word, and Outlook An iOS or Android smartphone to access ORC’s systems Valid driver’s license Where You Fit This posting covers Utilities Title Agent levels 1 and 2. Every candidate is assessed and evaluated during the hiring process to determine their Agent level based on the criteria below, and your offer will reflect the level that best matches your experience. Utilities Title Agent 1 — $20.71 - $31/hr | Minimum of [1] year of title research or closely related records experience Utilities Title Agent 2 — $24.06 - $36.00/hr | Minimum of [3] years of title research experience Relocation and per diem are not provided. Physical Requirements: While performing the duties of this job, it requires a combination of office-based and field work. Employees will spend prolonged periods sitting and performing computer-based tasks, including typing, data entry, and virtual communication, while also regularly traveling to landowner properties, project sites, and government facilities, some of which may be in rural or remote locations with limited accessibility. Driving is an essential function of the role and may involve extended periods and long-distance travel. Fieldwork may require walking over uneven terrain, standing, or navigating outdoor environments, with routine exposure to varying weather conditions such as heat, cold, rain, and snow. The role also involves frequent interaction with a diverse range of individuals, including landowners, government officials, and members of the public, requiring the ability to communicate effectively and maintain professionalism across differing personalities and potentially challenging situations. Flexibility in scheduling is necessary to accommodate travel, site access, and stakeholder availability, along with adherence to safety protocols in both office and field settings.
