Your Role in Supporting Our Members: As a VCIB Intern, Social Purpose Real Estate (SPRE), you will support the management and growth of Vancity Community Investment Bank’s commercial real estate portfolio. Working closely with the Social Purpose Real Estate team, you will gain hands-on experience in portfolio management, commercial lending, credit analysis, borrower monitoring, and climate reporting activities. This role provides exposure to social purpose real estate financing while helping support annual reviews, loan renewals, property inspections, and business reporting. We are looking for a curious, analytical, and results-oriented student with an interest in commercial real estate, finance, and social impact investing. This is a Full-time, 4-Month Internship role starting in September based at our Toronto office and will report directly to the Senior Manager, Commercial Real Estate . This role is fully on-site and requires 4-5 days per week in the office. How You'll Make an Impact: Supporting ongoing portfolio management by coordinating client requests for information related to annual loan reviews and loan renewals Tracking borrower reporting requirements and ensuring timely submission of required documentation Coordinating and performing annual property site visits across the Social Purpose Real Estate portfolio Assisting with annual loan review activities by reviewing client financial information and supporting credit risk assessment processes Reviewing covenant compliance, client risk assessments, and business sustainability information Supporting the collection, analysis, and reporting of climate data related to commercial real estate and business mortgage portfolios Assisting with updating loan pricing reports and affordable housing unit tracking reports Collaborating with team members on commercial real estate lending and portfolio management initiatives Supporting special projects and other duties as assigned What You’ll Bring to the Team: Current post-graduate or graduate program in Finance, Commerce, Business Administration, Economics, Real Estate, Engineering, Law, or a related discipline Eligibility to participate in a co-op or internship program Strong interest in commercial real estate, lending, social purpose investing, or financial services Strong analytical and problem-solving skills with the ability to review and interpret financial information Experience using Microsoft Excel and other business productivity tools Excellent communication, time management, and organizational skills Ability to work independently while contributing effectively as part of a collaborative team Strong attention to detail and commitment to producing high-quality work Extra Skills That Set You Apart: Previous experience in banking, lending, financial services, or customer-facing roles Foundational financial modelling skills including familiarity with DSCR, LTV, sensitivity analysis, and core credit metrics Exposure to commercial real estate finance, underwriting, development finance, or asset-level cash flow analysis You’ll Thrive Here If You Are: Team-Oriented – You enjoy collaborating with others and contributing to a positive team environment.
