We are seeking a Senior Construction Cost Analyst within the Global Project Controls organization who thrives in fast‑paced, evolving environments and is passionate about building the foundation that supports the world's most advanced cloud services. This role is primarily based in Redmond, WA, with flexibility to be located in one of Microsoft's approved AMER hub locations, including Washington, DC, Phoenix, AZ, Atlanta, GA, or San Antonio, TX, subject to business needs. This role requires employees to work on-site at a Microsoft office location a minimum of three (3) days per week, consistent with Microsoft’s hybrid work model and business needs. Responsibilities Partner collaboratively with cross-functional teams (design engineering, construction, cost controls functions, scheduling, finance, etc.) to understand requirements and ensure alignment to scope, schedule, and budget. Manage and report global Capex cashflow projections across multiple business groups (Builds, Fitout, Land & Leases). to Microsoft leadership, Oversee comprehensive cost tracking, forecasting, and reporting for multiple large-scale data center construction projects simultaneously. Support, develop and improve cost management and estimating processes, templates, tools and procedures. Develop and maintain Construction cost database for project costs to facilitate monthly analytics, insights reporting and swift leadership cost advice. Support / Provide ad hoc analytics, business insights based on project costs and forecasts to Leadership team and Finance. Prepare and present clear, data-driven financial reports and executive dashboards for senior leadership regarding portfolio health. Monitor market trends, material escalation, and labor shortages to adjust financial forecasts and contingency strategies dynamically. Developing Total Cost of Ownership models for data center build and lease projects to enable provision of build Vs lease cost options to leadership on request Enforce financial governance, auditing protocols, and compliance standards across all external construction partners and internal stakeholders. Drive continuous improvement initiatives by extracting lessons learned to optimize future data center design and construction cost models. Embody our Culture and Values Qualifications Required Qualifications Bachelor's Degree in Construction Project Management, Architecture, Engineering, finance, Accounting, Data Analytics or related field AND 12+ years related experience OR equivalent experience. Other Requirements Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter. Preferred Qualifications Bachelor's Degree in Construction Project Management, Architecture, Engineering, finance, Accounting, Data Analytics or related field AND 15+ years related experience OR equivalent experience. 8+ years experience working on data center construction portfolio. Experience in analyzing cost data, drafting reports suitable for senior leadership and presenting same. Good communication skills, ability to collaborate with all other areas of the data center program, being able to think strategically, and ability to build the trust of our construction partners needed to report on our on very large CAPEX portfolios. Possess a clear understanding of the full Construction Life Cycle costs. Analytical, problem-solving skills. Cross-group collaborator and influencer across teams and organizations with success in participating in cross-functional teams to deliver on key projects. Be able to work within a dynamic team of full-time employees and consultants. High standard to deliver a thoughtful, polished, and quality portfolio report-out deliverable. #COICareers and #EPCCareers Construction Project Management IC6 - The typical base pay range for this role across the U.S. is USD $130,900 - $277,200 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $165,600 - $303,600 per year.
