Job Summary
The Accounting Manager leads the India-based accounting teams responsible for operating, construction, and corporate accounting, overseeing both functional and generalist work across assigned portfolios and entities. This role owns the review and quality of the team’s deliverables, manages workload and close timelines, and develops accountants at multiple levels, while partnering closely with the Head of Accounting and onshore accounting leadership. The ideal candidate brings strong real estate accounting expertise, proven people leadership, and the ability to manage multiple teams and deadlines in a fast-paced environment. Key Accountabilities:
Review & Quality Control
- Review journal entries, balance sheet reconciliations, and supporting schedules prepared by the operating, construction, and corporate accounting teams prior to onshore submission
- Review monthly financial statement packages and variance analyses for assigned portfolios and entities, confirming fluctuation explanations are complete and well supported
- Review operating accounting activities, including property tax and insurance entries, straight-line rent true-ups, elimination entries, recurring accruals, monthly financial statements, CAM reconciliations, and tenant billings and recoveries
- Review construction accounting activities, including the data entry of project budgets, commitments, actual costs, change orders, and contract balances in the job cost system ensuring project costs are properly coded, recorded, and allocated to the correct jobs, entities, cost categories and phases
- Review corporate and treasury accounting activities, including corporate entity and intercompany entries, cash position reporting, and debt and derivative reporting packages
- Serve as the technical escalation point for accounting questions, researching and resolving complex or unusual transactions
Month-End Close & Reporting Oversight
- Own the India close calendar across operating, construction, and corporate accounting, confirming all deliverables are completed within established deadlines
- Monitor close progress daily, identifying bottlenecks and reallocating workload to protect close timelines
- Coordinate with onshore accounting leadership on close deliverables, escalating issues and open items in a timely manner
- Support internal and external audit requests, ensuring supporting documentation is complete and audit-ready
Team Leadership & Development
- Supervise and coordinate workload assignments across the operating, construction, and corporate accounting teams, ensuring coverage during peak periods
- Train, onboard, and mentor accountants at both the functional and generalist levels, building technical depth across the team
- Monitor team performance against service levels and close deadlines, provide regular feedback, and support performance reviews
- Partner with the Head of Accounting on staffing needs, hiring, and retention for the accounting team
- Build cross-training and coverage plans to reduce single-person dependencies across recurring processes
Process Improvement & Cross-Functional Partnership
- Identify and implement process improvements to increase the efficiency and accuracy of recurring accounting processes
- Maintain and update desktop procedures and process documentation for the India accounting team
- Partner with onshore accounting, property management, and finance teams on reporting requests and cross-functional needs
- Support system enhancements and the transition of new processes and scope to the India team

Required Experience:
- Education
- University/College Accounting degree consistent with local market expectations for role
- Accounting certifications consistent with local market expectations for role
- Experience
- 8 plus years of accounting experience required, including real estate or property accounting
- 3 plus years of experience managing or supervising accounting staff required
- Experience reviewing the work of others, including journal entries, reconciliations, and financial statements required
- Experience managing full-cycle accounting and month-end close responsibilities required
- Experience in a GCC (Global Capability Center) or shared services environment supporting a US-based team is strongly preferred
- Technical Skills
- Financial Analysis: Ability to analyze, interpret, and communicate portfolio and entity financial data
- Real Estate Industry Knowledge: Understanding of principles and practices specific to the real estate industry, such as CAM reconciliations, straight-line rent, job cost, and interpreting tenant leases
- Knowledge of Department Policies, Processes, and Procedures
- Software Tools & Applications: Strong MS Excel skills required; familiarity with ERP and accounting systems such as MRI and Oracle is preferred
- Clear written and verbal communication skills in English for coordinating with onshore teams
