The job in one line You keep every listing priced right, audited daily, and every guest and owner answered. What that actually means, with real examples: 1. Guest messaging and the daily issue sweep Every morning you go through every open guest conversation (roughly a hundred threads in Hostify, our PMS) and answer guests across Airbnb, Vrbo, Booking and Expedia - from "the door code doesn't work at check-in" to "the AC went out mid-stay." You flag the critical issues in a daily report the whole team reads. Real example from this week: three listings had door codes failing at check-in on the same morning - the job is catching that pattern, getting codes reset, and messaging all three guests before they escalate. 2. Pricing and revenue You watch PriceLabs triggers across the portfolio daily. When occupancy or pacing moves, you write the rate-change recommendation and execute after sign-off. You send the weekly revenue report for the Colombia portfolio with your pricing suggestions - the person leaving repriced Q1 & Q2 2027 off one of those meetings. You also build revenue projections for prospective owners. Real example: a 9-bedroom in Davenport, FL projected at ~$80,800 net to the owner in year one, stabilizing at ~$100,700/year, delivered as an owner-facing document. 3. Daily listing audit Every day, every listing: is it live, are owner minimum rates respected, do prices match across Airbnb, Vrbo, Booking and Expedia. Anything off goes on an exception report and gets fixed same day. 4. Listing management Owners ask for changes - blocked dates, new photos, amenity pricing, minimum stays - and you make them. New listings: you set them up and price them from scratch. Recent real example: setting up damage deposit and waiver collection through the PMS for the Colombia portfolio. 5. Claims You file and chase damage claims through Airbnb AirCover, Truvi and other channels - evidence, deadlines, follow-ups until payout. Today's real queue: 9 open claims, $200-$1,000 each, several with filing deadlines inside 72 hours. Missed deadlines lose real money, so every one is tracked. 6. Intake and routing Three account managers send you requests by phone and message all day. You triage, route, and close the loop. Hours Eastern Time business hours, with the morning guest sweep and issue report due by 9 AM ET. In practice this is an on-call role: when a guest can't get into a property at 9 PM, you're the one who answers. Where this role is going We're building AI agents that draft the reports, audits and pricing recommendations. Over the next year the job shifts from doing this work by hand to supervising the agents doing it - reviewing their output, catching what they miss, handling the exceptions. You're hired for the hands-on job today and grow into that.
