Job Summary: The Building Manager is responsible for the overall maintenance, safety, functionality, and efficiency of organizational facilities and property operations. This position serves as the organization's primary internal resource for facility operations and provides technical leadership for the building's mechanical, plumbing, electrical, automation, and general facility systems. In addition, this position oversees safety compliance, space planning, and day-to-day facility operations to ensure a safe, clean, and effective work environment for staff and visitors. This position is required to be on-sight weekdays during business hours and supervises one employee. Job requires ability to walk facilities and inspect building daily. Exposure to maintenance areas and mechanical systems while working inside and sometimes outdoors. Work requires daily presence in the building while staff operate in a hybrid work schedule. Extended hours may be needed on nights/weekends to meet specific work objectives and to respond to facility emergencies. Compensation: The annual salary for this position ranges from $86,895 to $91,468. Medical, dental, vision and life insurance PTO (including holidays) 403(b) retirement savings plan Subsidized Transit Pass (Orca Card) Essential Duties: Facility Operations Manage daily operations of office buildings and facilities Oversee maintenance and repair activities to ensure building is safe and secure Develop a comprehensive understanding of the building and its critical systems. Provide a preventative and proactive maintenance plan and strategy. Maintain building appearance and functionality to ensure building is clean and operational Preventive Maintenance Develop and manage preventive maintenance programs. Schedule inspections and servicing for building systems. Monitor HVAC, plumbing, electrical, fire/life safety, and other systems. Maintain accurate building and maintenance records. Vendor and Contractor Management Manage relationships with vendors, contractors, and service providers. Obtain bids and negotiate contracts and ensure vendors meet compliance requirements. Monitor vendor performance and service quality. Budget and Financial Management Develop and manage facilities operating budgets and identify cost-saving opportunities. Monitor expenses and track utilities, repairs, maintenance, and project costs. Assist with long-term capital planning. Safety and Compliance Ensure compliance with OSHA, ADA, fire/life safety, and local regulations. Coordinate safety inspections and corrective actions. Oversee building security and access systems. Office Management and Staff Support Manage building and common areas in support of staff activities (space planning). Manage furniture, storage, and workspace utilization. Communicate facility updates and building notices. Schedule and supervise temporary labor as needed. Supervisory Responsibilities: The position will manage one employee in support of the responsibilities listed above. Knowledge, Skills, and Abilities: Proven interpersonal and customer service skills. Strong communication skills to effectively communicate in verbal and written form. Ability to lift 25-50 pounds occasionally. Demonstrated mechanical aptitude and ability to complete general maintenance tasks. Proven ability to assess services and materials and evaluate completed work. High attention to detail and ability to work independently as well as part of a team. Demonstrated ability to prioritize service and work to meet team and organizational needs. Operation of specific automated applications (e.g., HVAC, Security system, Ticketing). Intermediate proficiency in Microsoft Office programs, SharePoint, and Teams. Demonstrated understanding of social and racial justice and equity, with a proven commitment to apply racial and economic justice lenses in both personal and workplace contexts. Lived experience and/or demonstrated professional skills working within a diverse work environment. Education and/or Experience: High school diploma, or equivalent with at least five (5)+ years of experience of facilities or property management experience required. Experience managing commercial office buildings or nonprofit facilities preferred. Experience with office administration and vendor management.
