Role Description The Business Development Manager will be responsible for identifying and securing new residential and commercial construction opportunities, with a focus on boutique and architecturally driven projects. This contract role is based in Melbourne, VIC and operates on a hybrid model, combining on-site and office presence with some work-from-home flexibility. Day-to-day tasks include building and maintaining client and partner relationships, nurturing leads, preparing proposals and tenders, and managing the sales pipeline from prospecting through to contract negotiation. The role also involves collaborating with leadership, project, and design teams to align commercial strategies with project capabilities, conducting market research, and contributing to the company’s positioning and growth initiatives. The Business Development Manager will be expected to represent PIRAN professionally at industry events, support marketing activities, and provide regular reporting on business development performance and opportunities.

Qualifications

  • Proven experience in business development, sales, or account management within construction, property development, or related industries.
  • Strong skills in relationship building, stakeholder management, and client engagement, with the ability to develop long-term partnerships.
  • Ability to conduct market and competitor research, identify opportunities, and develop commercial strategies and pipelines.
  • Competence in preparing proposals, tenders, and presentations, including basic financial analysis and project feasibility understanding.
  • Excellent communication, negotiation, and interpersonal skills, with confident presentation abilities and professional written communication.
  • Organizational and time-management skills, including the ability to manage multiple prospects and deadlines in a fast-paced environment.
  • Familiarity with luxury or high-end residential and commercial construction, and an appreciation for architectural design and quality craftsmanship.
  • Comfort using CRM systems and standard business software (e.g., email, spreadsheets, presentation tools) for tracking and reporting.
  • Self-motivated, results-oriented approach, with a collaborative mindset and readiness to work in a boutique, high-performance team.
