Buy-out Specialist (Subcontractor Buyout)

Position Summary
MID Construction Group is seeking an experienced Buy-out Specialist to manage and support the subcontractor buyout and procurement process for U.S. residential and commercial construction projects. This role is responsible for reviewing construction plans and specifications, evaluating and leveling subcontractor bids, identifying scope gaps, reviewing bid qualifications, and preparing Scopes of Work (SOW) and Schedules of Values (SOV) to support successful subcontractor selection.
The ideal candidate has hands-on GC-side construction experience and understands the complete procurement and preconstruction workflow, from reviewing project documents and evaluating bids through subcontractor selection and buyout.
Key Responsibilities
- Manage and support the subcontractor buyout process from project approval through subcontractor selection.
- Review construction plans, specifications, drawing revisions, RFIs, and project documents to identify required trades and scope requirements.
- Review and evaluate subcontractor proposals, including inclusions, exclusions, qualifications, and pricing.
- Perform bid leveling and compare subcontractor proposals to identify discrepancies, scope gaps, and pricing differences.
- Prepare and review Bid Qualifications, Scopes of Work (SOW), and Schedules of Values (SOV).
- Coordinate with subcontractors and vendors to clarify scope, pricing, qualifications, and missing information.
- Identify scope gaps and ensure all required work is properly covered before subcontractor selection.
- Maintain organized bid and buyout records, pricing comparisons, and procurement documentation.
- Coordinate with Project Managers, Technical Teams, Schedulers, and other internal stakeholders throughout the buyout process.
- Support subcontractor negotiations and provide recommendations based on scope, pricing, qualifications, and project requirements.
- Ensure subcontractor selections align with project budgets, scope, schedules, and company standards.
Qualifications
- 4–5 years of hands-on U.S. construction experience working directly with a U.S. General Contractor (GC) on residential or commercial projects.
- Engineering, Construction Management, Estimating, or related background preferred.
- Proven experience with subcontractor buyout, procurement, estimating, or preconstruction from the GC side.
- Strong ability to read and interpret construction plans and specifications.
- Hands-on experience with bid leveling and subcontractor proposal evaluation.
- Experience reviewing bid qualifications, inclusions, exclusions, and scope requirements.
- Experience preparing or reviewing SOWs and SOVs.
- Ability to identify scope gaps, discrepancies, and missing work in subcontractor proposals.
- Strong understanding of the GC procurement and preconstruction workflow.
- Strong communication, organization, negotiation, and follow-up skills.
- Ability to coordinate effectively with subcontractors, vendors, Project Managers, and internal teams.
- Strong attention to detail and ability to manage multiple trades and projects simultaneously.
Ideal Candidate
The ideal candidate should be able to independently review a construction project, understand the plans and specifications, evaluate and level subcontractor bids, identify scope gaps, review qualifications and exclusions, develop or review SOWs and SOVs, and support the GC in making the final subcontractor selection.
Candidates whose experience is primarily limited to quantity takeoffs, estimating support, or simply requesting subcontractor pricing without hands-on GC-side buyout and procurement experience may not be a good fit.
