FCS Financial is seeking a Certified General Appraiser to join our Risk Management team. This is a great opportunity for someone who enjoys working independently, digging into market data, and applying their expertise to agricultural real estate throughout Missouri.

In this role, you'll research, analyze, value, and complete appraisals on a variety of real estate and agricultural collateral, with an emphasis on agricultural real estate. Your work will provide valuable information used in lending decisions while helping FCS Financial understand changing real estate markets and trends.

As a Certified General Appraiser, you will:

• Research property, comparable sales, and market data.
• Analyze agricultural real estate values and market trends.
• Complete property inspections and determine highest and best use.
• Prepare accurate, well-supported written appraisals.
• Review legal descriptions, property boundaries, and access.
• Maintain appraisal records, market data, and sales information.
• Provide real estate expertise to teams across the organization.
• Complete appraisals in accordance with USPAP and organizational standards.
• Build relationships with appraisal and real estate professionals.
• Stay current on appraisal requirements, practices, and industry trends.

Based on experience there are opportunities for personal and professional growth including Certified General Appraiser (salary range of $80,000 - $110,000) Vice President, Appraisal (salary range of $88,000 – $130,000.
• Option of office locations include: This position covers portions of west central and southwestern Missouri, available office locations include Lebanon, Springfield and Nevada.

• Bachelor's degree in Agriculture Management, Agriculture Business, Business Administration, Real Estate, Economics, or a related field.
• 3 years of related experience.
• Certified General Real Estate Appraisal license.
• An equivalent combination of education and experience may be considered.

40%	Appraisal Services Maintains work files, updates Range of Values, performs yearly benchmark appraisals and maintains network of appraisal and real estate professionals Reviews legal descriptions for platting and determines adequate legal and physical access Determines depth of research appropriate for assignment and which approaches of value are applicable based on the purpose and use of the assignment Concludes an opinion of value and reports assignment results via a written appraisal Ensures appraisals meet the Uniform Standards of Professional Appraisal Practice (USPAP) and association assignment conditions Maintains sales database Serves as an expert in providing services to team members across different departments in the areas of legal description platting and understanding real estate market conditions for completing evaluations. Documents, analyzes and reports real estate trends and activity with emphasis on agriculture real estate trends to Appraisal and Risk Management Leadership
15%	Inspections When necessary, completes physical inspection of land and improvements, take photographs and/or interview parties knowledgeable of the property. Conduct remote property inspections utilizing aerial imagery, street-level photography, GIS mapping systems, public records, and other available technologies to analyze property characteristics and support valuation conclusions.
5%	Professional Education Determines what state requirements must be met to maintain certification Observes and complies with USPAP reporting standards May mentor and coach colleagues

Minimum Qualifications

• Bachelor’s degree in Agriculture Management, Agriculture Business, Business Administration, Real Estate, Economics or a related field
• 3 years of related experience
• Certified General Real Estate Appraisal license
• Or an equivalent combination of education and experience sufficient to perform the essential functions of the job

Required Knowledge and Skills

• Skill in using Microsoft technologies including e‐mail, word and spreadsheet processing
• Oral and written communication skills, sufficient to exchange information effectively with peers and supervisor
• Knowledge of customer service principles and practices
• Skill in establishing and maintaining cooperative working relationships with co-workers
