Lead Quantity Surveyor / Commercial Manager

Hybrid Working: Open to candidates based in Ireland, with part of the week on site in London and the remainder working from home in Ireland.

Package: Flights, accommodation and subsistence allowance provided.

An established Irish main contractor is seeking a Lead Quantity Surveyor / Commercial Manager to lead the commercial delivery of major residential developments in London.

The project comprises 130 apartments across three blocks, constructed with reinforced concrete frames, brick façades and bolt-on balconies. Completion is forecast for Q2 2028.

Working as part of the senior site management team, you will take responsibility for procurement, cost control and contractual management, reporting regularly to company directors. Depending on experience and project requirements, you will work independently as the commercial lead or manage a team of Quantity Surveyors.

Key Responsibilities

• Lead commercial management from procurement through to final accounts and handover.
• Procure subcontract packages in line with the Employer’s Requirements, programme and budget.
• Review drawings and package scopes with the project team to identify gaps, overlaps and commercial risks.
• Negotiate subcontract terms and issue JCT agreements.
• Assess subcontractor valuations, variations and payment applications, issuing payment notices.
• Prepare monthly cost reports, cash flow forecasts and commercial updates.
• Monitor preliminaries, labour costs, waste and direct material purchases.
• Prepare client payment applications and price client changes.
• Manage contractual correspondence relating to delays and non-compliance.
• Attend client and subcontractor meetings and resolve commercial issues.
• Oversee consultant appointments, payments and warranties.
• Negotiate final accounts and support project handover.
• Lead and mentor junior commercial staff where required.

Requirements

• Proven experience as a Lead QS, Senior QS or Commercial Manager on substantial construction projects.
• Strong residential experience, ideally including reinforced concrete apartment developments.
• Experience taking commercial responsibility for Design & Build projects.
• Good knowledge of JCT Design & Build and Traditional contracts.
• Strong procurement, negotiation, measurement and cost reporting skills.
• Confidence dealing with clients, subcontractors and senior management.
• Strong attention to detail, commercial judgement and communication skills.
