The Construction Manager oversees new builds, renovations, and expansions of large-scale fulfillment and industrial facilities across the United States. This role leads preconstruction management for retrofit, expansion, and initiative projects, ensuring that design, schedule, and budget align to deliver projects on time and within scope. The Construction Manager collaborates closely with internal and external stakeholders, sets clear deadlines, assigns responsibilities, monitors progress, and prepares status reports for senior leadership. The position requires a strong foundation in construction and project management, extensive experience in commercial or industrial projects, and the ability to coordinate complex, multi-disciplinary efforts with a high degree of creativity and autonomy.
Responsibilities- Manage preconstruction activities for retrofit, expansion, and new build industrial and commercial projects, including large-scale fulfillment centers across the US.
- Obtain and document all project specifics from site selection and transaction management teams, and research and compile all available information for each site.
- Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, site surveys, existing drawings, and site visits.
- Oversee site-specific planning such as transportation and traffic control requirements, internal building requirements and standards, and line-of-business (LOB) needs.
- Coordinate initial architectural design efforts and manage permit submittals as required for each project.
- Develop and provide supporting documents for lease execution, including site plans, work letters, schedules, and phasing plans.
- Create initial construction schedules and define construction sequencing and phasing strategies as needed.
- Develop construction cost estimates for capital requests and other planning efforts, ensuring accuracy and alignment with project scope and budget.
- Manage due diligence activities, including utility coordination and other preconstruction efforts, to ensure a smooth handoff to construction teams.
- Provide complete and accurate documentation for construction handoff, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and any landlord contributions or reimbursements.
- Upload and maintain all preconstruction documentation and work products in Procore and other designated repositories, ensuring information is organized and accessible by site.
- Set project deadlines, assign responsibilities to project team members, and monitor and summarize progress for project and program initiatives.
- Ensure compliance with design criteria, spending guidelines, and transaction policies, and influence cross-functional stakeholders to align with project objectives.
- Prepare and deliver regular reports and updates to upper management regarding the status, risks, and performance of projects and programs.
- Lead and direct the work of others on project teams, providing guidance, coordination, and oversight across multiple concurrent projects.
- Apply extensive experience and judgment to plan and accomplish project goals, using creativity and latitude to solve complex problems.
- Engage in stakeholder management, including clear communication of project requirements and expectations to various audiences.
- Review contracts and related documents to support risk mitigation and alignment with project scope and standards.
- Support program management of multiple concurrent projects, ensuring consistent processes and standards across the portfolio.
- Bachelors degree in Architecture, Engineering, Construction Management, or a comparable field.
- At least 7 years of experience in construction management, project management, or a closely related field.
- Proven project management experience delivering retrofits and/or new builds for commercial or industrial construction.
- Experience managing projects with a minimum size of approximately 150,000 square feet and budgets around $20 million.
- Experience in at least two disciplines within the construction industry, such as General Contracting, Owners Representation, Commercial Development, Engineering and Design, or similar.
- Demonstrated success in communicating project requirements clearly and effectively to diverse audiences and stakeholders.
- Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings.
- Program management experience overseeing concurrent projects.
- Strong construction management skills, including coordination of design, schedule, and budgeting.
- Proficiency in project management, including setting deadlines, assigning tasks, and monitoring progress.
- Experience with site development and project coordination for large industrial or commercial facilities.
- Ability to review and interpret contracts to support risk mitigation and compliance.
- Strong stakeholder management skills, including influencing cross-functional teams and external partners.
- Familiarity with RFIs (Requests for Information) and related construction documentation processes.
- Eligibility to work on projects subject to export control requirements.
- Project Management accreditation such as PMP® or a similar credential.
- Familiarity with a wide range of design and construction concepts, practices, and procedures.
- Experience using Procore or similar construction and project management software for documentation and coordination.
- Ability to prepare clear and concise reports and presentations for senior leadership.
- Strong analytical skills for developing construction estimates and capital request documentation.
- High level of organizational skills to maintain accurate repositories of preconstruction work products by site.
- Demonstrated ability to work with a high degree of creativity and latitude in solving complex project challenges.
- Comfort leading and directing multidisciplinary teams across multiple locations.
- Experience working with large-scale, innovative programs in highly operational environments is beneficial.
This role operates primarily in a remote work environment, providing flexibility in daily work location while maintaining close collaboration with cross-functional teams. The Construction Manager conducts regular project site visits, typically traveling to project locations approximately twice per month for 23 days at a time, with travel expenses reimbursed. Project sites are located throughout North Carolina, South Carolina, Georgia, Virginia, and surrounding regions, and involve large-scale industrial and fulfillment center facilities. Work involves extensive use of digital tools and project management platforms, including Procore and other collaboration technologies, to coordinate design, documentation, and communication. Pay and BenefitsThe pay range for this position is $65.00 - $70.00/hr.
