Job Summary Responsible for leading all business and technical processes that drive revenue optimization across the Waterton Residential portfolio, including oversight of pricing strategy execution and ancillary rent items. This role ensures alignment between pricing, market positioning, and operational outcomes, while continuously enhancing processes to maximize revenue performance and mitigate risk. How you will contribute to our team: Develop, implement, and continuously refine best practices for revenue management across the multifamily portfolio Lead pricing strategy and revenue optimization initiatives, leveraging market intelligence and revenue targets to maximize performance and ensure alignment with each property’s business plan Serve as the subject matter expert for the REBA Rent pricing model, ensuring effective utilization and consistency across the portfolio Oversee unit-level and amenity pricing strategies, conducting ongoing analyses to ensure optimization relative to market conditions and revenue objectives Evaluate and approve pricing assumptions for new acquisitions through competitive set analysis, underwriting validation, and market research, providing recommendations for Operations and Acquisitions Partner with Operations to guide pricing execution through regular pricing calls and ongoing collaboration Develop rent growth projections and assumptions to support budgeting and forecasting processes Monitor key performance indicators, identify trends, and recommend corrective actions to improve portfolio performance Collaborate with Operations, Asset Management, and Capital teams to optimize pricing strategies related to renovations and value-add initiatives Identify, diagnose, and resolve pricing and revenue optimization challenges across the portfolio Lead training initiatives for community and regional managers on pricing strategy, tools, and best practices Provide analytical and strategic support to cross-functional teams on revenue management-related initiatives Manage and prioritize additional pricing and demand management initiatives as needed Ancillary Rent & Risk Optimization Oversee ancillary rent programs to ensure alignment with market standards and portfolio revenue goals Manage vendor relationships tied to pricing and ancillary rent streams Identify opportunities to expand and optimize ancillary rent offerings while maintaining competitive positioning Analyze portfolio-level screening data and delinquency trends to identify patterns and recommend policy adjustments that mitigate financial risk Leadership & Collaboration Lead and develop the revenue management team, establishing clear expectations, accountability, and performance standards Foster strong cross-functional relationships with Operations, Asset Management, and other stakeholders Promote a culture of collaboration, professionalism, and customer-focused service across all levels of the organization What You’ll Bring- Desired Skills and Experience Bachelor’s degree, or equivalent work experience 5+ years of experience in pricing and revenue management, financial analysis, or related field. Experience in property management preferred. Advanced skill set with revenue management pricing models. Experience with REBA Rent preferred. Advanced skill set with Microsoft Office to include Word, Excel, PowerPoint and Outlook Strong analytical and investigative skills and attention to detail Exceptional communication skills and adept at presenting complex ideas and information in a professional, concise and well-organized way Travel may be required up to 25% At Waterton, we recognize that compensation and benefits are important to our associates. Hybrid work environment (based on business or position needs) The typical base salary hiring range for this role is $125,000.00-$150,000.00 per year, plus bonus program participation. The pay range is a base pay only and does not include any additional compensation or bonuses that this position may be eligible for.
