Proven Experience in Subdivision Design: Minimum 2.5-5 years of experience working on residential subdivision design, including familiarity with community planning, utility layout, and meeting municipality standards. AutoCAD Proficiency: Advanced skills in AutoCAD for site planning, grading, and utility design. Ability to produce clear, detailed designs that meet regulatory standards. Knowledge of Civil Engineering Principles: Strong understanding of grading, drainage, wastewater management, and utility systems for residential developments. A civil engineering degree is a plus but not mandatory. Regulatory Knowledge and Research Skills: Ability to research, interpret, and apply local zoning and density regulations to projects. Familiarity with municipality approval processes is essential. High Mathematical Aptitude: Strong math skills and analytical ability to solve complex engineering problems related to land development and infrastructure planning. Excellent Communication Skills: Proficient in English, with the ability to clearly communicate design concepts and project updates to team members, contractors, and regulatory bodies. Core responsibilities: Subdivision Design: Lead the design and development of residential subdivisions, including multi-family layouts like triplexes with attached/detached ADUs that maintain a single-family home appearance. Ensure designs are scalable and adaptable to future projects. Grading and Drainage Planning: Develop and implement grading and drainage solutions to accommodate hillside development. Ensure compliance with local regulations and manage water flow efficiently across complex landscapes. Infrastructure Planning: Oversee the layout of essential utilities, including water, sewage, gas, and trenching. Coordinate with teams to ensure seamless integration of these systems into the community design. Regulatory Research and Compliance: Stay up-to-date with changing regulations and legislation impacting density, zoning, and land use. Research and apply local codes to meet municipality requirements, ensuring that designs align with approval processes. AutoCAD Design: Utilize AutoCAD for drafting and modeling site layouts, grading plans, and utility designs. Ensure all designs are precise and ready for submission to regulatory bodies. Collaboration and Project Management: Work closely with team members, contractors, and municipal representatives to ensure projects are executed smoothly.
