THE OPPORTUNITY Bonus Homes is looking for an operator-builder to lead its acquisitions and investments function during a critical stage of growth. This person will own the end-to-end investment pipeline across the company’s Home Appreciation Partnership platform, including market strategy, buy box refinement, property-level underwriting, diligence, acquisition execution, onboarding, and ongoing portfolio performance oversight and asset management. The ideal candidate brings deep single-family rental or residential real estate investment experience, strong underwriting and portfolio judgment, and the ability to bring institutional discipline to an early-stage environment. This is a highly strategic and hands-on role for someone who is excited to build a new category, create scalable systems, and help operationalize a differentiated real estate investment model as Bonus continues to grow. What You'll Own Acquisitions & Underwriting Lead evaluation - and underwriting of HAP-eligible properties across target markets (most notably Sun Belt, Midwest, and Southeast) Define and refine buy-box criteria by market – price point, property type, property condition, appreciation potential, regulatory environment, and long-term portfolio fit Evaluate homes not only as residential assets but as long-term investment products that must work for homeowners, Bonus, and property capital partners simultaneously Partner with leadership on market entry, expansion, and exit decisions – weighing investment returns, operational complexity, landlord-tenant regulations, home price dynamics, and capital partner expectations Manage the full acquisition pipeline from initial screen through closing, coordinating with internal ops, transaction coordination, and external partners Build and evolve underwriting models; push toward modern, agent-augmented tooling rather than legacy approaches Asset Onboarding Oversee property inspection and scoping process post-acquisition – identifying required investment, estimating costs, and incorporating into financial models Partner with operations, transaction coordination, sales, and product teams to ensure a smooth handoff from homeowner qualification through investment approval and onboarding Coordinate scope of work with internal ops and property management partners; ensure onboarding is on time and on budget Asset Management Oversee property management partners to ensure rents are set correctly, properties are leased efficiently, and expenses are controlled Monitor portfolio performance against underwriting assumptions – occupancy, NOI, cap-ex, turnover velocity, repair costs, and long-term appreciation trajectory Identify risks and opportunities across the portfolio, including underperforming assets, market-specific trends, cost leakage, and deviations from underwriting Serve as internal owner of portfolio health, escalating issues and driving resolution Investor & Capital Partner Support Serve as an internal subject matter expert on SFR investing, underwriting standards, and portfolio performance, particularly in support of capital fundraising and investor diligence Help articulate Bonus' asset selection logic, underwriting discipline, and return profile to institutional capital partners What We're Looking For Must-Haves 10+ years of experience in single-family rental, residential real estate investment, proptech, institutional acquisitions, real estate private equity, iBuying, home equity, or adjacent residential investment platforms. Proven ability to underwrite single-family rental properties with rigor, including long-term appreciation modeling specific to shared equity structures Strong understanding of market selection, rental demand, home price dynamics, appreciation drivers, cap-ex, repairs, property operations, and asset management. Experience managing the full acquisition and asset management lifecycle. Comfortable owning asset management responsibilities alongside acquisitions – understands that a great deal only stays great with strong ongoing oversight Builder mentality: excited to improve systems, embrace agent-augmented workflows, and work in an environment where the playbook is still being written Strong communicator who can translate deal and portfolio data into narratives for capital partners and leadership Ability to balance institutional discipline with early-stage adaptability Strong financial modeling and analytical skills, with the ability to translate property-level assumptions into portfolio-level implications Excellent judgment around risk, especially in evaluating property condition, market dynamics, operational complexity, and long-term return potential Strong cross-functional communication skills and the ability to partner with founders, operations, sales, product, technology, and capital markets stakeholders Investor-facing credibility and the ability to explain investment strategy, underwriting approach, and portfolio performance to sophisticated capital partners strongly preferred Nice-to-Haves Familiarity with Home Equity Investment (HEI) or shared appreciation structures Prior experience in a startup or high-growth environment; comfortable with ambiguity and rapid iteration Existing familiarity and network in one or multiple of our near-term target markets Exposure to capital markets conversations; supporting fundraising, diligence processes, or LP reporting LOCATION & STRUCTURE • Remote-friendly; overlap with existing team (e.g. LA, Phoenix) a plus • Some travel to target markets expected • Small, virtual-first team; high ownership and autonomy from day one
