Key responsibilities
Site acquisition

- Manage due diligence and conveyancing through to completion
Feasibility and appraisal
- Prepare development appraisals and cost plans (land, build, fees, finance, contingency, fit-out)
- Model returns with the CFO (cost per bed, yield, payback, EBITDA, ROCE) and write board investment papers
- Track budgets and forecasts, and flag variances early
Design and planning
- Appoint and manage architects, planning consultants, surveyors and engineers
- Write design briefs that meet CQC standards (Right Support, Right Care, Right Culture) and commissioner requirements
- Lead pre-application discussions, planning applications, condition discharge and appeals
Procurement and construction
- Own the standard Glenholme specification and employer's requirements
- Run contractor tenders and negotiate JCT building contracts
- Lead projects on site with the employer's agent, QS and clerk of works
- Manage programme, cost, quality, valuations and variations
- Make sure health and safety, building regulations and CDM requirements are met
- Report monthly to the CEO and board
Completion and handover
- Manage practical completion, snagging and handover documentation
- Coordinate fit-out, furniture, equipment and technology
- Support CQC registration with the Registered Manager and Quality team
- Manage the defects period and final account, and run lessons-learned reviews
Essential requirements
- At least 8 years' property development experience, from acquisition to completion
- Proven experience negotiating land and property purchases
- Strong knowledge of the English planning system and a record of securing consents
- Ability to produce development appraisals and present them to a board or investors
- Experience of specifications, tenders and JCT (or similar) contracts
- Hands-on experience overseeing construction to practical completion
- Full UK driving licence and willingness to travel
