What is the role?
The Manager, Real Estate Lending Closing & Post-Closing provides strategic and day-to-day leadership for retail and correspondent closing, funding, post-closing, retail loan delivery, correspondent loan purchasing, servicing onboarding and construction-to-permanent draw administration. This position is accountable for timely and accurate execution, regulatory and investor compliance, financial and collateral controls, loan quality, seller and member service, pipeline management and scalable capacity across these functions. The Manager oversees the lifecycle from preparation for closing through funding, loan purchase, servicing transfer, final-document completion and construction draws; develops people and operating processes; monitors performance and risk; and resolves complex operational issues. The role partners with Retail Sales, correspondent sellers, Processing, Underwriting, Secondary Marketing, Servicing, title and settlement providers.
What will be expected of me?
- Provides leadership and operational oversight for retail and correspondent closing, funding, post-closing, loan purchasing, servicing onboarding, loan delivery and construction-to-permanent draw administration in accordance with Westerra policies and business objectives.
- Directs the preparation and quality review of closing documents, settlement coordination, funding-condition clearance and timely disbursement for first mortgage and real estate equity loans while maintaining appropriate separation of duties and controls.
- Oversees correspondent loan purchase operations after credit approval, including closing and post-closing review, purchase readiness, seller communication, purchase advice, wire coordination, exception management and timely acquisition of eligible loans.
- Establishes service standards and maintains strong working relationships with correspondent sellers; ensures timely, clear communication, accurate pipeline status and effective resolution of documentation, purchase and delivery issues.
- Leads construction-to-permanent and renovation draw administration, ensuring draw requests are supported by inspections, endorsements, budget reconciliation and project progress and that disbursements protect Westerra's collateral and financial position.
- Maintains governance over post-closing document review, government and mortgage-insurance completion, investor suspense, trailing documents, e-recording, title-policy receipt, loan-delivery requirements and timely correction of deficiencies.
- Establishes and monitors controls for loan funding and purchase wires, including authorization, independent validation, dual control, fraud prevention, reconciliation and prompt escalation of altered instructions or suspicious activity.
- Manages priorities and escalations to meet retail closing dates, correspondent purchase expectations, funding deadlines, servicing requirements and construction draw commitments.
- Ensures compliance with applicable federal and state laws, agency and investor requirements, correspondent agreements, construction loan documents, Credit Union policy and internal controls; partners with Compliance, Risk, Legal and Audit as appropriate.
- Leads, coaches and develops employees through clear expectations, regular communication, performance management, recognition, accountability, cross-training and succession planning; ensures procedures, training and job aids remain current.
- Serves as the senior escalation and decision point for complex closing, funding, post-closing, purchase, servicing-onboarding and construction-draw matters within delegated authority.
- Consistently demonstrates the Westerra Experience and performs other duties as assigned.

What am I bringing?
Experience/Education:
- 8+ years of progressively responsible real estate lending operations experience, including significant experience in closing, funding, post-closing, servicing onboarding, loan delivery or correspondent purchase operations.
- At least 2 years in a leadership role.
- Advanced knowledge of conventional conforming and portfolio, FHA, VA, construction-to-permanent, renovation, HELOC and closed-end equity closing and post-closing requirements.
- Experience leading correspondent loan purchase, investor delivery, collateral management, servicing transfer or related secondary-market operations strongly preferred.
- Experience with construction draw administration, including budget analysis, inspections, endorsements, disbursement controls, change orders, cost overruns and project-completion risk, highly preferred.
Skills and Abilities:
- Demonstrated ability to lead multiple operational functions, translate business objectives into operating plans and deliver measurable service, quality, risk and productivity results.
- Strong knowledge of real estate lending, closing-document, wire, servicing, electronic recording, collateral-custody, construction-draw and loan-purchase systems and controls.
- Advanced analytical skills with the ability to interpret pipeline, capacity, quality, exception, financial, seller-service and risk data and make sound operational decisions.
- Strong people-leadership skills, including coaching, performance management, accountability, employee development, recognition and succession planning.
- Excellent verbal and written communication and relationship-management skills with employees, leaders, members, correspondent sellers, settlement agents, investors, servicers and vendors.
- Excellent prioritization and organizational skills with the ability to direct multiple time-sensitive pipelines, functions and business channels.
- High level of integrity, confidentiality and security awareness when handling member information, wire instructions, Credit Union funds and original collateral.
- Proficient in Microsoft Office Suite and able to quickly learn and effectively use loan origination, servicing, wire, document, e-recording, construction administration and reporting platforms.
- Routinely exercises significant independent judgment and decision-making on moderate to complex business, control, vendor and people matters.
What is the work environment like, and are there physical requirements for this role?
- Hybrid: Typically, a dispersed, flexible team environment both on Westerra campus (at least 2x/week) and remote. Employees must reside in Colorado or be willing to relocate prior to starting employment. Residency is required for payroll and state tax purposes.

Salary: in addition to the starting annual range of $85,871 – $109,485, this role is also eligible for annual bonus potential tied to Westerra’s financial performance.
