The Mortgage Closer III coordinates the end-to-end mortgage loan closing activities from document preparation through funding and post-closing activities across all types of mortgage loans. Ensures loan files are accurate, compliant with regulatory and investor requirements, and funded on schedule while delivering an exceptional borrower experience. The position regularly collaborates with borrowers, settlement agents, and internal partners to ensure timely and accurate closings. What you will do here: Closing responsibilities: Independently manages all aspects of the loan closing process, including reviewing loan files for accuracy and completeness prior to closing. Conducts pre-closing compliance/audit reviews to ensure all regulatory and investor requirements are met before loan documents are prepared. Responsible for accurate data entry to generate and prepare loan closing documents, reviewing and reconciling fees, and balancing figures with the settlement agent to ensure accuracy prior to disbursement. Reviews executed documents for accuracy and completeness; follows up on any missing or deficient items in a timely manner to prevent funding delays. Serves as a resource to team members and less experienced closers by providing guidance on complex closing scenarios, assisting with issue resolution, and sharing best practices to help prevent funding delays. Funding Activities: Oversees all funding activities, including coordination with the settlement agent, confirming wire instructions, and completing pre-funding verbal verification of employment for all loan applicants prior to disbursement of funds. Prepares funded loan files for delivery to Secondary Market and Document Imaging, ensuring files are complete, accurate and include original notes and required loan documentation. Completes data transfer to Loan Servicing and ensures all post-closing requirements are fulfilled, including MERS Registration, successful Uniform Closing Dataset (UCD) submission. Serves as a resource in resolving complex or escalated funding issues beyond routine funding activities, working with internal partners and settlement agents to ensure timely loan disbursement. Perform other job-related duties as assigned. What you will need: High School Diploma or GED required. 4+ years of experience preparing mortgage loan documents required. 4+ years of banking, mortgage, or related lending experience required. Advanced attention to detail and strong organizational skills with ability to manage multiple loan files simultaneously while maintaining accuracy and meeting strict deadlines required. Advanced knowledge of mortgage lending and closing processes. Strong understanding of regulatory and investor requirements related to mortgage loan closings and funding required. Advanced technical proficiency with mortgage loan systems and electronic document platforms, including experience generating loan documents and coordinating electronic document delivery and borrower e-signing transactions required. Ability to work independently in a fast-paced environment. Demonstrates sound judgment and the ability to prioritize work while managing competing deadlines required. Strong analytical and problem-solving skills with ability to identify discrepancies in loan documentation, settlement figures, or funding requirements and resolve issues efficiently required. Excellent written and verbal communication skills to effectively communicate with borrowers, settlement agents, and internal partners throughout the closing and funding process required.
