About the role
We’re looking for a proactive, dependable Property Manager & Business Coordinator to manage the day-to-day operations of assigned US rental properties and support our leadership team with business coordination.
You will be a regular point of contact for tenants, property owners and vendors. We need someone who responds promptly, makes confident English phone calls, keeps accurate records and follows tasks through to a verified result. You should be comfortable investigating a problem, taking initiative within your authority and bringing a recommended solution when you need help.
Your responsibilities
- Rent collection: Review balances, reconcile payment evidence, make collection calls, follow up on promises to pay and document the next action for each overdue account.
- Notices and escalation: Prepare notices, including three-day notices where applicable, using approved templates and procedures, coordinate proper delivery, retain evidence and track deadlines. Coordinate unresolved matters with the authorized manager, onsite contact or attorney.
- Owner relations: Communicate proactively with property owners, handle questions and concerns, prepare accurate reports, request approvals and follow through on commitments.
- Leasing and occupancy: Respond to inquiries, maintain approved listings and rates, coordinate showings and applications, and manage the administrative steps for leases, renewals, move-ins and move-outs.
- Maintenance and property readiness: Coordinate vendors, repairs, cleaning and inspections; obtain estimates and approvals; verify completion with supporting evidence and onsite confirmation.
- Property records: Keep rent rolls, payment records, lease dates, maintenance logs and property documents accurate and organized in Google Workspace, Notion and the relevant rental platforms.
- Business coordination: Support Hector and Fabio with scheduling, calls, document organization, project follow-ups and other business operations beyond the assigned properties.
- Daily follow-through: Maintain a clear task queue, surface urgent issues, report progress and ensure every unfinished item has a next action and follow-up date.
What we’re looking for
- Strong spoken and written English. You must be comfortable making and receiving unscripted calls with US tenants, owners and vendors. English calling ability will be assessed live.
- Spanish communication skills for internal coordination.
- Relevant property-management, leasing, collections or customer-operations experience, with examples of work you personally carried through to completion.
- Reliable full-time availability and prompt responses during agreed coverage. This role requires consistent daily attention.
- Initiative, practical judgment and the ability to prioritize competing requests calmly.
- Strong attention to detail, accurate spreadsheet work and organized recordkeeping.
- Reliable computer, internet and phone setup, with a practical backup plan.
- Openness to feedback and willingness to communicate problems early.
- Flexibility to coordinate occasional extra coverage for urgent team needs, with hours and applicable compensation agreed in advance.
Working together
You’ll receive defined responsibilities, approved procedures, clear escalation routes and regular feedback. We use daily priorities, end-of-day updates and weekly reviews to track outcomes. Responsiveness and follow-through are central to this role. Physical property work is coordinated with local contacts; you remain responsible for tracking it through completion.
Proposed compensation
- Initial three-month engagement: COP 1,000,000 per month.
- After successful evaluation and continuation: COP 2,000,000 per month.
- Recurring occupancy commission: COP 24,000 per listed room and COP 50,000 or COP 80,000 per listed whole house for each full 30 days rented, according to the assigned-unit schedule.
- A small additional incentive for contributing to a completed deal is planned; its amount and conditions will be defined in writing before it applies.
Final engagement classification, coverage schedule, payment dates and written terms will be confirmed before an offer. The evaluation includes 30-, 60- and 90-day performance reviews.
