Drive Sales. Build the Brand. Shape the Customer Experience.
At Heritage Holdings Group, we don't just develop and sell properties. We create places where people live, work and build their future — and how we take those properties to market matters.
We are looking for an experienced Real Estate Sales & Marketing Manager to lead sales across our residential developments and designated property inventory while driving marketing strategy across our real estate, construction and property rental businesses.
This is a hands-on commercial leadership role for someone who can move comfortably between developing a sales strategy, sitting with a prospective buyer, analyzing the market, shaping a campaign and leading a team.
You will own the buyer journey from initial enquiry through closing and post-sale follow-up, while working closely with Development, Construction, Property Management, Finance and external partners to deliver a coordinated customer experience.
What You'll Be Responsible For
- Lead Development & Property Sales
Drive sales across pre-construction, active and completed residential developments and other designated property inventory. Develop sales plans, manage pricing and availability, conduct presentations and property tours, negotiate offers within approved parameters and keep opportunities moving towards closing. - Build the Pipeline & Buyer Relationships
Generate and qualify prospective buyers, develop relationships with clients, brokers and industry partners, maintain an organized sales pipeline and create opportunities through networking, referrals, property events and targeted outreach. - Drive Marketing & Brand Growth
Develop and execute marketing strategies across real estate development, construction and property rental. Lead digital and traditional campaigns, development launches, listings, social media and sales collateral while using market and campaign data to improve lead generation and conversion. - Manage the Buyer Journey
Coordinate transactions from enquiry and reservation through contracts, deposits and closing. Work across Operations, Compliance, Finance, Legal, Development and Construction to ensure due diligence, documentation, buyer communications and key milestones stay on track. - Connect Buyers with Development & Construction
Act as the sales liaison between buyers and our Development and Construction teams, communicating approved project updates and coordinating site visits, inspections, walkthroughs, punch-list follow-up and buyer handover. - Understand the Market
Monitor competing developments, property pricing, rental rates, buyer demand and market trends. Translate that information into evidence-based recommendations on pricing, positioning, campaigns and sales strategy. - Support Residential Rental Opportunities
Work with Property Management to identify available rental inventory, source and qualify prospective tenants, conduct viewings and progress suitable opportunities through to an agreed tenancy and handover. - Lead the Team
Lead, coach and develop the Sales & Marketing team, setting clear expectations and ensuring resources are aligned with development priorities, sales targets and marketing commitments.
What You'll Bring
- A relevant qualification in Real Estate, Sales, Marketing, Business Administration or a related field is preferred.
- At least 7 years' experience in sales and marketing, including a minimum of 3 years in a managerial capacity, preferably within real estate or property development.
- Demonstrated ability to develop and execute sales and marketing strategies and deliver against agreed targets.
- Proven experience leading and developing a sales and marketing team.
- Strong knowledge of the Cayman Islands residential property market, including sales, rental and new-development segments.
- Understanding of development sales processes, reservations, deposits, strata ownership, property handovers and buyer due diligence/KYC requirements.
- Experience working across developers, construction teams, brokers, legal advisers and property managers.
- Strong sales, negotiation, presentation, relationship-management and commercial skills.
- Experience with Zoho CRM or comparable CRM and sales-management systems, together with Microsoft Office and digital sales tools.
- Strong digital marketing capability, including social media, content strategy, campaign management and performance analytics.
The Kind of Leader We're Looking For
- We're looking for someone who is commercially driven without losing sight of the customer.
- Someone who doesn't simply wait for enquiries to arrive, but actively builds a pipeline, understands why opportunities convert or stall and takes action.
- Someone who can turn market intelligence into a recommendation, a development story into a compelling campaign and buyer interest into a well-managed transaction.
- And someone who understands that strong sales results and a strong brand must be built on trust.
Our values guide how we work:
- Integrity — You provide accurate information, maintain transparent records and ensure buyers and tenants can trust the commitments we make.
- Community — You understand that buying or renting a property is a significant personal decision and build genuine relationships with buyers, tenants, brokers and colleagues.
- Growth — You stay close to the market, continuously improve how we sell and market our developments and develop the people around you.
