Residential Block Manager

Job Description This is a remote position. JOB SPECIFICATION - RESIDENTIAL BLOCK MANAGER Location: Fully Remote (South Africa based) Hours: Full time, 8 hours per day, Monday to Friday ABOUT THE ROLE We are looking for an experienced Residential Block Manager to support our client, a property management company based in Ireland. The successful candidate will manage a portfolio of residential apartment developments remotely and work closely with OMC directors and key stakeholders. KEY RESPONSIBILITIES Manage a portfolio of residential apartment developments Liaise with OMC directors and provide professional advice and regular updates Prepare service charge budgets and sinking fund forecasts and apply service charges Coordinate work assignments, set priorities and provide direction to support staff Oversee project works, capital expenditure and tendering processes Liaise with insurance providers regarding policies, renewals and claims Conduct virtual site reviews and maintain comprehensive knowledge of each development Liaise with tenants, landlords, contractors, subcontractors and relevant committees Attend and chair directors' meetings, AGMs and EGMs virtually Coordinate planned and reactive maintenance Monitor financial performance, approve supplier payments and support debt collection Prepare reports for OMC directors, stakeholders and senior management Ensure compliance with relevant legislation and regulatory requirements IDEAL CANDIDATE Previous experience in residential block or property management Strong knowledge of service charge budgets, sinking funds and leasehold legislation Experience liaising with OMC directors and managing stakeholder relationships Confident chairing and attending virtual meetings Highly organised with strong attention to detail Excellent written and verbal communication skills Comfortable working independently in a fully remote environment Experience with Irish or UK property management legislation preferred but not essential HOURS 8 hours per day, Monday to Friday (Irish/UK business hours) Requirements Hardware Requirements: Computer or laptop with stable performance. Reliable ADSL/Fibre internet (minimum 50 Mbps). Headset compatible with VOIP systems. Anti-virus installed. UPS/Backup power for load shedding.
