Summary
It is the responsibility of the Residential Construction Inspection Specialist to review, manage, and have operational oversight of residential construction loans from closing through project completion. This position will utilize experience, completed inspections, the bank’s construction lending & mortgage lending guidelines, and residential insurance loss policy to determine the amount of, approve, monitor, & track, disbursements associated with construction loans. The Residential Construction Inspection Specialist is responsible for proper communication between the borrower(s) and builder and will assist with consumer loans regarding legal/lien issues offering direction and guidance on insurance loss claims.
This role ensures adherence with SouthState Bank policies, facilitates effective communication among borrowers, builders, and internal teams, and mitigates risk through thorough monitoring, and decision-making.
Duties & Responsibilities
- Ensure structures are built per the building plans, specifications, and contract associated with the loan. Audit the appraisal and house plan details/notes to ensure the structure is being built per the plans and specifications.
- Evaluates the completion of each construction phase, assesses the availability of materials on construction sites, evaluates current economic conditions, long lead times and any delays with material supply chain. Creates schedule of values (SOV) to determine the disbursement of funds granted to builder at each phase of the project. Use discretion for funding of any upfront deposits.
- Performs detailed assessment of 3rd party construction inspections to ensure accuracy of analysis and construction progress.
- Report any stalled projects to department leadership.
- Partners with leadership in updating and improving construction policies and guidelines.
- Performs review of and approval for foundation surveys.
- Identify & resolve construction inconsistencies of building schedule and builder work performance.
- Actively monitors the construction loan portfolio to ensure loans are maintained & funded according to builder’s progress, keeping risk at a minimum.
- Identifies, monitors, and resolves loans in disputes or with lien filings/legal disputes.
- Manage relationships with Builder and Borrower during the construction process to ensure on-time & as-scheduled completion of building project, leading all communications and mediation as needed.
- Identify and report negative trends or risks with individual construction loans and the loan portfolio.
- Research requirements of each municipality or city to ensure smooth construction for both borrower and builder.

Qualifications
Education Requirements
- Bachelor’s or Associates degree preferred
Minimum Experience
- 10 years’ experience in residential mortgage lending, residential construction, or both required.
Licenses & Certifications
- State Builder or General Contractor License preferred.
Knowledge, Skills, & Abilities
- Extensive knowledge of residential mortgage lending and residential construction.
- Must understand the language on a survey to ensure the structure does not encroach on a boundary, line, critical line, set back, or flood boundary.
- Must know or research the requirements for each municipality or city.
- Verbal communication and interpersonal skills are critically important to coordinating the interrelated needs of the builder, the customer/borrower/homeowner, and various bank individuals / departments within the bank.
