Revenue Manager – PriceLabs

We're hiring a Revenue Manager!!!

We are looking for a Revenue Manager to take ownership of pricing strategy and listing performance across our short-term rental portfolio. This role is primarily focused on PriceLabs, where you will be responsible for setting the right pricing strategy for each property, monitoring market performance, and making proactive adjustments to maximize occupancy and revenue. The role also includes periodic listing optimization across major OTAs.

Key Responsibilities:

A. Pricing & Revenue Management

• Manage dynamic pricing setups in PriceLabs, including base price, minimum price, seasonal profiles, minimum-stay rules, gap nights, last-minute discounts, and occupancy-based adjustments.
• Analyze PriceLabs market and neighborhood data, comparable listings, occupancy, booking pace, and STR market trends.
• Monitor key performance indicators such as Occupancy, ADR, and RevPAR.
• Adjust pricing strategies based on seasonality, local events, demand fluctuations, and market conditions.
• Use PriceLabs reporting tools to identify underperforming or overperforming properties and implement appropriate actions.

B. Listing Optimization

• Conduct a full performance review of each listing at least twice a year.
• Review listings across Airbnb, Booking.com, and Expedia.
• Analyze guest reviews and recurring feedback and recommend improvements.
• Benchmark listings against competitors to identify opportunities for improvement.
• Optimize listing titles, descriptions, amenities, and photo order to improve conversion and search ranking.
• Recommend strategies to improve listing performance, booking conversion, and review scores.

C. Property Owner Coordination

• Participate in periodic meetings with property owners to discuss listing performance and recommendations, in coordination with the Account Manager.

Qualifications:

• Hands-on experience with PriceLabs or a comparable revenue management/dynamic pricing tool such as Wheelhouse or Beyond.
• Strong analytical skills with the ability to interpret market data, reports, and revenue KPIs.
• Understanding of short-term rental revenue management, including:
• Seasonality
• Minimum-stay strategies
• Occupancy vs. rate trade-offs
• Market and competitor analysis
• Familiarity with OTA listing optimization and factors that influence ranking and bookings.
• Excellent written English and clear communication skills.

Nice to Have

• Experience managing listings on Airbnb, Booking.com, and Expedia.
• Familiarity with Beds24 or similar channel management systems.
• Previous experience in short-term rentals, hospitality, or property management.
