How We Do It: We work with title insurance companies, property developers, and financial institutions to quickly and easily produce title documents to make the real estate closing process faster and more efficient. Our proprietary cloud-based software allows our customers to manage their workflows efficiently, saving them time, money, and hassle. Having just closed a recent financing round, we are rapidly scaling our business - and our team! Key Responsibilities: • Perform and review complex title searches, including full chain-of-title research. • Run titles using online county records, title plants, public records, and local abstractor resources. • Analyze chains of title and prepare/review complete title reports. • Verify ownership, encumbrances, legal descriptions, vesting, and all relevant parties associated with the property. • Review and interpret deeds, deeds of trust, mortgages, liens, judgments, probate proceedings, easements, rights-of-way, plats, maps, and other title-related documents. • Ensure all required documents are identified, correctly attached, and presented in proper order. • Accurately summarize recorded documents, court proceedings, and other findings affecting title. • Identify clouds on title, restrictions, adverse matters, breaks in the chain, and other issues that may affect property ownership, transfer, sale, or use. • Research and resolve discrepancies or incomplete findings and handle searches returned for correction. • Conduct final quality reviews of title searches before completion and delivery. Must-have qualifications: • 9+ years of professional title search/title examination experience in the United States. • Extensive hands-on experience independently performing and completing title searches. • Experience in any U.S. state; multi-state title search experience is a strong plus. • Strong knowledge of chain of title, vesting, property ownership, encumbrances, and title search terminology. • Extensive experience researching and interpreting deeds, mortgages, liens, judgments, probate records, easements, rights-of- way, plats, maps, and other recorded documents. • Proven ability to identify clouds or defects in title, and determine whether recorded documents apply to the subject property. • Ability to work independently on complex title searches while maintaining a high level of accuracy and attention to detail.
