We are seeking an experienced Land Rights & Title Specialist to support utility and infrastructure projects through title research, property document review, and interpretation of legal descriptions. This role works closely with right-of-way professionals, surveyors, project managers, and other project stakeholders to research and interpret documented property ownership and land rights. What You’ll Do Research deeds, easements, rights-of-way, title reports, recorded documents, assessor records, maps, and other property records. Read and interpret legal descriptions and compare them with maps, plats, surveys, and other project documentation. Research property ownership, chains of title, easements, while analyzing and interpreting existing utility land rights. Identify discrepancies, missing information, or conflicting property documentation and escalate items requiring additional review. Prepare clear title summaries, ownership reports, document abstracts, and property research packages. Support utility and infrastructure projects with title, easement, right-of-way, and property research. Coordinate with right-of-way professionals, surveyors, title companies, project managers, and other stakeholders. Maintain accurate and organized property and title research records. What We’re Looking For 3+ years of title research, title examination, or closely related title experience. 3+ years of professional real estate, right-of-way, land services, property acquisition, land administration, or comparable real-property experience. Residential real estate sales experience alone does not meet this requirement. Experience reading and interpreting legal descriptions, deeds, easements, title reports, and recorded property documents. Strong research, analytical, organizational, and communication skills. High attention to detail and ability to manage multiple assignments independently. Utility, infrastructure, energy, public works, or right-of-way project experience is preferred. Work Environment This position follows a hybrid work schedule requiring in-office presence at least three (3) days per week.
