General Responsibilities: Manage and execute routine and occasionally more complex Property Condition Assessments and Facility Condition Assessments for small- to medium-sized projects. Plan, schedule, conduct, and coordinate field assessments, inspections, testing, and data collection for properties, buildings, roofs, building systems, and supporting infrastructure. Review drawings, records, and facility information. Evaluate major architectural, structural, mechanical, electrical, plumbing, fire-protection, site, and enclosure components. Document deficiencies and develop condition ratings, remaining useful life assumptions, repair or replacement recommendations, priorities, and cost inputs using approved methodologies. Draft reports and other client deliverables under the direction of senior consultants. Perform or oversee contract administration for projects of varying size, as assigned. Support projects involving accessibility evaluations and assessments of building enclosures, plaza decks, below-grade waterproofing systems, pavements, landscaping, industrial infrastructure, and construction materials. Work across commercial, retail, multifamily, hospitality, senior living, industrial, educational, healthcare, and governmental facilities. Essential Roles and Responsibilities: Manage and execute routine and occasionally more complex facility assessment projects, typically of small to medium size, in coordination with senior consultants and project managers. Plan, schedule, conduct, and coordinate assessments, inspections, and testing of properties, buildings, roofs, site features, and major building systems. Review available drawings, maintenance records, prior reports, and other facility information to prepare for and support field activities. Perform visual examinations and coordinate applicable nondestructive, instrumentation, load, laboratory, or destructive testing in accordance with the project scope and under qualified technical direction. Inventory facility components and accurately document location, type, capacity, age, quantity, observed condition, deficiencies, and other required attributes using approved field tools. Develop condition ratings, remaining useful life assumptions, repair or replacement recommendations, priorities, quantities, and cost-estimate inputs using approved methodologies. Recommend adaptations and modifications to assessment approaches and project deliverables for review and consideration by senior consultants. Draft reports and other client deliverables under senior direction, including clear narratives, tables, calculations, photographs, and visual summaries of findings and recommendations. Organize and review field and report data for completeness, consistency, and accuracy; resolve quality-control comments in a timely manner. Participate in projects of greater complexity and in more detailed facility portfolios while working under the technical direction of senior professionals. Perform or oversee contract and construction administration activities for small-to-large projects, as assigned and within demonstrated experience. Coordinate project tasks, schedules, and field logistics with team members; communicate progress, findings, recommendations, and issues to project leadership and clients. Follow safety rules, guidelines, and standards for all projects; participate in pre-task planning and promptly report safety concerns to management. Maintain established quality standards on all projects and support continuous improvement of assessment and reporting practices. Bachelor’s degree in facilities management, architecture, building science, engineering, or a related building field and 5–7 years of experience in facility assessment or a related field. In lieu of a degree, 9–11 years of related experience will be considered. Valid driver’s license with acceptable violation history. Demonstrated ability to plan and coordinate field assessments, evaluate common building systems, prepare technical deliverables, and manage assigned project tasks and schedules. Ability to work in active facilities and field environments, including walking and standing for extended periods and accessing roofs, mechanical spaces, ladders, and other areas when authorized and properly equipped. Work-related travel is required. Regional travel may include local sites and surrounding states. Some assignments require overnight stays near project locations, typically for approximately one to two weeks per mobilization. Non-regional travel may vary from 10% to 50% in a month, though it is less common. This role is part of a hybrid office team, with a minimum of two days per week in the office for team engagement and training unless assigned to fieldwork. Helpful Credentials: Facility Management Professional (FMP) credential. Registered Roof Consultant (RRC), Registered Waterproofing Consultant (RWC), or equivalent relevant certification. Experience with facility assessments, building inspections, construction, facility operations, maintenance, or asset management. Proficiency with drawings, takeoffs, cost-estimating resources, and facility or capital-planning software.
