Location: Austin, TX (On-site, project sites and office)
Employment Type: Full-Time
Salary: $105,000 - $130,000 Annually (based on experience)

Role Overview
The Concrete Project Manager 1 provides overall direction and leadership for an entire project, or a portion of a larger and more complex project, in partnership with the Project Superintendent. This role manages project operations and administration and builds lasting relationships with clients, design teams, and subcontractors.
This search is for a project manager with 5+ years of construction management experience, including self-perform concrete experience with a general contractor on commercial projects. The role has a defined path to Project Manager 2.
Core Responsibilities
- Lead the project safety culture, model commitment to an injury-free jobsite, investigate incidents, and retrain staff as needed.
- Manage the prestart process and support preconstruction, including quantity takeoff, scope development, bid packages, bid lists, and schedule development.
- Lead buyout by verifying pricing and scope, selecting subcontractors, performing gap analysis, and issuing subcontracts.
- Set up and manage the submittal schedule; review and approve shop drawings and samples before submission to architects and engineers.
- Coordinate subcontractors, owner, field team, design team, and vendors throughout the project.
- Work with risk management on subcontractor approval and bonding requirements and provide ongoing subcontractor risk analysis.
- Manage change requests from subcontractor pricing through owner and architect approval.
- Lead monthly project reviews, progress meetings, and OAC meetings.
- Complete monthly subcontractor and owner pay applications.
- Develop and update the project schedule with the Project Superintendent using Lean principles; identify schedule impacts and lead mitigation plans.
- Prepare monthly cost and margin forecasts, review costs against budget, and report project status and profitability.
- Lead project closeout, including punch list, financials, subcontracts, and warranties.
Required Background
- Must be authorized to work in the U.S. without sponsorship
- 5+ years of construction management experience
- Self-perform concrete experience with a general contractor on commercial projects
- Bachelor's degree in construction management, engineering, or a related field, or equivalent relevant experience
- Advanced proficiency in project management, accounting, and scheduling software
- Working knowledge of construction means and methods and project processes from preconstruction through closeout
- Ability to manage budgets, maximize profitability, and build lasting client relationships
- Ability to conduct effective presentations and communicate clearly, verbally and in writing
- Valid and unrestricted driver's license
- Willingness to travel and work non-traditional hours to meet project needs
- Lean construction experience is a plus
