Graduate Analyst – Hotels & Hospitality
About the Role
We are seeking a motivated Graduate Analyst to join our Hotels & Hospitality team in Dubai. This role offers an excellent opportunity for recent graduates to begin their career in commercial real estate, working on hotel investment, asset management, and advisory projects across the Middle East and North Africa region's diverse hospitality assets.
As a Graduate Analyst, you will support senior team members in delivering high-quality analysis and insights to hotel owners, investors, and operators. You will gain exposure to hotel valuations, market research, financial modeling, and transaction support while developing your expertise in the hospitality sector across one of the world's most dynamic tourism and hospitality markets.
Key Responsibilities
Financial Analysis & Modeling Support the preparation of financial models for hotel assets, including revenue projections, operating expense analysis, and capital expenditure forecasts. Assist in building discounted cash flow models and investment return analyses for acquisition and disposition opportunities across the MENA region.
Market Research & Data Analysis Conduct comprehensive market research on hotel performance trends, competitive supply analysis, and demand drivers across Dubai, UAE, and broader regional markets. Analyze STR reports, RevPAR trends, occupancy patterns, tourism statistics, and other key hospitality metrics to support strategic recommendations.
Valuation Support Assist in hotel valuation assignments by gathering comparable transaction data, analyzing operating performance, and supporting the application of income, cost, and sales comparison approaches to value. Work on diverse asset types from luxury resorts to serviced apartments.
Transaction & Advisory Support Contribute to hotel transaction processes including buyer/seller representation, due diligence coordination, and information memorandum preparation. Support client presentations and investment committee materials with clear, accurate data analysis for regional and international investors.
Client Deliverables Prepare high-quality reports, presentations, and analytical materials for client meetings and deliverables. Ensure all work products meet JLL quality standards and deadlines while considering regional market nuances and client expectations.
Collaboration & Learning Work collaboratively with colleagues across Hotels & Hospitality, Capital Markets, Valuation & Advisory, and other service lines within the Dubai office and broader MENA network. Actively participate in training programs and professional development opportunities to accelerate your career growth.
Required Qualifications
Education Bachelor's degree in Finance, Real Estate, Hospitality Management, Economics, Business Administration, or related field. Recent graduates (within 1-2 years) or those completing their final year of study are encouraged to apply.
Technical Skills Strong proficiency in Microsoft Excel, including financial modeling capabilities. Working knowledge of PowerPoint and Word for creating professional presentations and reports. Aptitude for quantitative analysis and financial concepts.
Analytical Capabilities Demonstrated analytical and problem-solving skills with attention to detail and accuracy. Ability to interpret financial statements, market data, and hospitality operating metrics.
Communication Skills Excellent written and verbal communication skills in English with the ability to present complex information clearly and concisely. Arabic language skills are advantageous but not required. Comfortable working in a client-facing professional services environment.
Work Ethic & Attitude Strong work ethic with ability to manage multiple priorities and meet deadlines in a fast-paced environment. Proactive, curious, and eager to learn about the hotels and hospitality industry in the MENA region.
Right to Work Must have valid authorization to work in the United Arab Emirates or be eligible to obtain appropriate work visa sponsorship.
Preferred Qualifications
Previous internship or work experience in real estate, hospitality, investment banking, consulting, or related fields is advantageous but not required. Knowledge of hotel operations, brand standards, or hospitality industry fundamentals, particularly within the Middle East context, is beneficial. Familiarity with Argus Enterprise, CoStar, STR, or other real estate/hospitality databases is a plus. Understanding of regional tourism dynamics, Expo legacy impacts, and GCC hospitality markets is valuable.
