Salary: 20000 AED to 24000 AED / Month +Visa and Medical

We are looking for an experienced DLP Manager to lead and manage the end-to-end Defects Liability Period (DLP) function, ensuring smooth handover, effective defect resolution, contractor coordination, and a high-quality customer experience.

Key Responsibilities

Manage DLP service requests from receipt through final closure.

Monitor and track defects/snags reported by owners and end users.

Coordinate with main contractors to ensure timely rectification and close-out of defects.

Conduct regular progress meetings with contractors and Projects Teams.

Escalate unattended or disputed snags to the client.

Maintain registers for disputed snags and support settlement/deduction decisions.

Support customer escalations and provide regular progress updates.

Coordinate with external vendors for out-of-scope or disputed works.

Manage the master list of units scheduled for handover.

Coordinate with Projects Teams and contractors to maintain accurate project information.

Verify completed rectification works and ensure DLP issues are properly closed.

Prepare technical/commercial reports and presentations for client leadership.

Lead and manage the outsourced DLP team, including Team Leaders and DLP Executives.

Ensure delivery against agreed KPIs and SLAs.

Support recruitment and selection of DLP team members.

Own the complete DLP process from mobilization through final close-out and demobilization.

Requirements

Bachelor's Degree in Engineering, Management, or a related field.

10+ years of overall experience, including 5+ years in Handover/DLP operations.

Proven experience managing teams.

Fluent in Arabic and English.

Strong experience in contractor coordination, defect/snags management, handover and project close-out.

Strong reporting, stakeholder management and customer escalation skills.

Project Management certification such as PMP/PRINCE2 is preferred.

Facilities Management/Handover-related certification such as IFMA, RICS, BIFM/IWFM is preferred.

Basic HSE/OHS awareness certification is preferred.
