Head of Property Management

Rocky Real Estate is seeking a Head of Property Management to lead the effective management of residential and commercial properties across Dubai. This senior role is responsible for overseeing property management operations, supporting landlords and tenants, maintaining property standards and ensuring the team delivers a responsive, consistent service.

The successful candidate will be an experienced property management professional with strong leadership, communication and organisational skills. They will be confident managing a varied portfolio, developing effective processes and working with internal teams, landlords, tenants, service providers and building management to meet operational and tenancy requirements.

Roles and responsibilities:

• Lead the day-to-day operations of the property management department and oversee an assigned residential and commercial portfolio

• Manage, support and develop property management team members, setting clear priorities and service expectations

• Oversee landlord and tenant enquiries, ensuring requests are handled professionally and followed through to resolution

• Establish and monitor processes for maintenance, repairs, inspections and property-related service requests

• Coordinate with landlords, tenants, contractors, suppliers and building management to resolve operational matters

• Oversee tenancy administration, including renewals, move-ins, move-outs and the maintenance of accurate records

• Monitor tenancy deadlines and operational risks, escalating outstanding or complex matters as appropriate

• Help ensure property management practices are consistent with applicable tenancy requirements and company procedures

• Monitor property condition and service-provider performance, addressing issues that may affect property standards or client experience

• Review portfolio activity and prepare reports and updates for landlords and company management

• Work with internal departments to support efficient operations and a positive client experience

• Identify opportunities to improve department workflows, record-keeping and service delivery

Skills and experience:

• Significant experience in property management, including responsibility for a portfolio and operational delivery

• Previous experience leading or supervising a property management team

• Knowledge of property operations and tenancy processes in Dubai

• Understanding of relevant local tenancy requirements and property management practices

• Strong written and verbal English communication skills

• Excellent organisational, planning and decision-making skills

• Confident using email, spreadsheets and property management or CRM systems

• Ability to review reports, maintain accurate records and manage multiple priorities

• Professional communication skills and confidence working with landlords, tenants and external service providers

• Valid UAE Driving License
