ROLE SUMMARY

Based in Collegeville, Pennsylvania, the Manager, PX, GWE, North America Commercial Site Works is accountable for the long-term performance, reliability and investment strategy of assigned North America Commercial (NAC) sites. The role leads Site Works and Hard Services delivery for these sites and shapes capital planning and project delivery across the NAC and New York Headquarters (NYHQ) portfolio, turning business and colleague needs into risk-based, multi-year investment decisions.

The role is part of an integrated NAC & NYHQ Site Works, Hard Services & Design organization that owns the full lifecycle of our workplaces, from capital planning and design through construction, building operations and long-term asset reliability. Within this model, the role manages site works, leads capital and expense projects, oversees critical building systems and contractor performance, and refines capital plans across the portfolio, so that workplace investments protect business continuity, control total cost of ownership and support a consistent colleague experience.

Working alongside the other North America Commercial Site Works Managers and the Manager, PX, GWE, Site Works, Design Execution, the role strengthens technical depth, delivery capacity and succession readiness across the organization. Together, the team gives GWE Global Capital, Environment, Health & Safety (EH&S), Finance, Global Security and Site Leadership one coordinated point of engagement for site, building and project decisions.

ROLE RESPONSIBILITIES

  • Asset and portfolio strategy: Develop and maintain asset lifecycle and condition strategies for assigned sites, using asset condition, risk, cost and utilization data to inform investment priorities, operating model decisions and the long-term workplace strategy for the NAC and NYHQ portfolio.
  • Site Works and Hard Services delivery: Manage Site Works and Hard Services for assigned NAC sites, including asset reliability, maintenance requirements, critical building systems, technical risk and operational continuity.
  • Capital planning: Build, refine and recommend the annual and multi-year (5–10 year) capital plan for assigned sites, aligned with business priorities, workplace strategy and total cost of ownership, including project identification, business cases, cost estimates, risk-based prioritization, funding requests and forecasting. Contribute to the integrated NAC and NYHQ capital plan with GWE Global Capital and Finance, and present investment recommendations and trade-offs to senior stakeholders.
  • Project leadership: Lead capital and expense projects from scope definition and business case through design, procurement, construction, commissioning, handover and closeout, delivering on time, on budget and to Pfizer standards.
  • Contractor and service-provider leadership: Lead contractors, integrated facilities management (IFM) providers and technical service providers; set performance expectations, monitor key performance indicators (KPIs), manage escalations and drive continuous improvement. Partner with Procurement on sourcing strategy and service-provider performance to deliver value, resilience and consistency across sites.
  • Financial control and cost optimization: Manage budgets, forecasts, commitments, change control, contingencies, invoice review and variance reporting for assigned projects and sites, and identify opportunities to reduce operating and lifecycle costs while protecting reliability and colleague experience.
  • Design-to-delivery integration: Partner with the Workplace Design Lead, Colleague Experience Design and the Manager, PX, GWE, Site Works, Design Execution from early planning, bringing buildability, lifecycle cost and building-systems input into design decisions, so that design intent is delivered and spaces are activated with minimal disruption to colleagues.
  • Safety and compliance: Partner with EH&S so that projects and building operations meet safety, environmental, permitting, accessibility and authority-having-jurisdiction requirements, and support contractor safety programs.
  • Standards and governance: Apply Pfizer Design Standards, Workplace Guidelines and common Site Works and Hard Services standards; maintain project, asset and technical documentation and hand it over to operations.
  • Sustainability, innovation and continuous improvement: Identify and implement opportunities to reduce energy use, emissions and operating costs, and pilot new building technologies, data tools and delivery methods that improve reliability and colleague experience across the portfolio.
  • Portfolio contribution: Take on assigned projects and supervisory support at other NAC sites and NYHQ based on portfolio priorities, risk and workload; share lessons learned and contribute to common Site Works and Hard Services practices that raise delivery consistency across the team.
