Summary: The Business Development Manager – Exterior Services is responsible for generating new business and expanding MCS / Shine Scapes exterior services presence throughout the Texas market. This is a field-focused sales position responsible for developing relationships with local and regional multi-site customers, identifying qualified opportunities, and selling exterior facility solutions including landscape maintenance, snow and ice management where applicable, parking lot services, exterior maintenance, and related projects. The position will work closely with Exterior Operations, Solutions, and Service Partner Management to develop solutions that meet client requirements while maintaining operational feasibility, service quality, and financial performance. Essential Duties & Responsibilities: Develop and execute a territory sales plan focused on new exterior-services opportunities throughout Texas. Prospect and develop relationships with multi-site retail, restaurant, convenience store, commercial, and other local target customers. Build a strong local network of facility management, construction, real estate, procurement, and operations contacts. Conduct regular in-person prospecting, client meetings, property visits, networking events, and industry functions throughout the assigned territory. Identify opportunities for recurring landscape maintenance, exterior maintenance, parking lot services, seasonal services, and exterior projects. Develop opportunities from initial prospecting through qualification, solution development, proposal, negotiation, and close. Maintain an active and qualified sales pipeline sufficient to achieve established new-business booking and revenue targets. Conduct site walks and property assessments with Operations when necessary to understand client requirements and develop appropriate scopes and solutions. Partner with Exterior Operations and Service Partner Management to confirm market coverage, provider capacity, pricing, scope requirements, and operational readiness before making commitments to prospective clients. Develop and present proposals that clearly communicate MCS capabilities, service-delivery model, value proposition, pricing, and implementation approach. Maintain consistent follow-up with prospects and establish defined next steps for active opportunities. Utilize CRM and company sales processes to maintain accurate opportunity values, pipeline stages, next steps, expected close dates, and sales activity. Identify market trends, competitive activity, customer needs, and emerging opportunities within the Texas exterior-services market. Develop strategic relationships with property managers, facility managers, regional operators, general contractors, developers, and other potential referral sources. Work collaboratively with MCS leadership and Operations to transition newly awarded business from Sales through implementation and ongoing service delivery. Remain actively engaged during the initial implementation period to ensure client expectations established during the sales process are effectively transitioned to Operations. Maintain relationships with newly acquired clients to identify additional locations, services, projects, and expansion opportunities.
