Show job description

We are hiring a Business Development Manager for an international design-and-build business delivering corporate office fit-out and workplace projects.

You must bring direct experience winning business in the corporate office market, an established personal network of Madrid commercial office brokers, and evidence of new business you have personally sourced and closed. These are essential requirements for this role.

You will help grow the Madrid studio by identifying office relocations, refurbishments and workplace projects, developing opportunities through broker relationships and corporate occupiers, and converting them into signed contracts. In-house design and preconstruction colleagues will support proposals, pricing and delivery.

Tasks

Your opportunity

Help grow the Madrid studio, with autonomy to shape the local market plan and the support of an established international business.

What you'll do

  • Develop opportunities for corporate office fit-out and workplace projects through active personal relationships with Madrid office brokers and tenant-representation teams.

  • Build direct relationships with corporate occupiers and decision makers in real estate, workplace, facilities and operations.

  • Identify upcoming office moves and refurbishments, qualify the opportunity and develop the brief with the client and internal team.

  • Own new business from first conversation through proposal, negotiation and signed contract, then maintain the client relationship during delivery.

  • Take ownership of your sales target, opportunity pipeline and local market plan, and represent the studio at client meetings and industry events.

Requirements

Essential experience

  • Corporate office market experience. A track record of winning new business in office fit-out, workplace/design-and-build, contract office furniture, or commercial office brokerage/tenant representation. Your examples must relate to corporate office projects or transactions; general B2B sales experience alone does not meet this requirement.

  • An active personal Madrid office broker network. Relationships with commercial office brokers or tenant-representation teams who know you personally and with whom you have generated opportunities. A wider Spanish or Iberian network is useful, but must include active Madrid office relationships.

  • Personally sourced and closed new business. Evidence of opportunities you originated and converted into signed projects, contracts or office transactions. Be ready to explain your individual role, approximate value, source of the opportunity and outcome. Introductions, an unconverted pipeline or inherited account management alone do not demonstrate this requirement.

  • Individual sales accountability. Experience carrying a personal new-business target and explaining your signed results against it.

  • Fluent Spanish and English. You can lead client conversations and work with international colleagues in both languages.

  • Ability to work on a hybrid basis from the Madrid studio and travel for client and broker meetings as needed.

How you work

You build trust through direct outreach and regular meetings, work collaboratively with design and preconstruction colleagues, and take ownership of developing the local market.

Your application

Please make your personally sourced and closed corporate office projects or transactions, Madrid office broker relationships, and individual sales results clear in your CV. Anonymised client details and approximate values are welcome.

Compensation and working arrangements

  • Base salary: EUR 50,000-80,000, depending on experience.

  • Performance bonus based on new business closed.

  • Working hours: 40 hours per week.

  • Paid annual leave: 23 working days per year, excluding public holidays.

  • Hybrid working from the Madrid studio, with three days per week in the office.
